Maintenance Supervisor
OverviewThe Maintenance Supervisor oversees daily maintenance operations across campus buildings, ensuring a safe, efficient, and well‑maintained environment for students, faculty, staff, and visitors. This role provides hands‑on technical expertise—particularly in Heating, Ventilation & Air Conditioning (HVAC) systems—while leading a team of maintenance technicians responsible for preventive maintenance, repairs, and facility improvements.
Compensation$30/hr - $35/hr
EssentialJob Duties
- Supervise, train, and evaluate maintenance staff, assigning daily tasks and monitoring performance. Prepare all market-ready apartments, which may include painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product to our residents.
- Complete service requests in a timely manner.
- Have knowledge of various maintenance functions including plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliances, electrical, painting, caulking, snow removal, scheduling, and life safety issues.
- Perform on‑call emergency procedures as required.
- Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
- Schedule and perform preventative maintenance and record such activities.
- Be knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
- Perform skilled work in the installation, maintenance, and repair of HVAC systems, including chillers, boilers, air handlers, heat pumps, and control systems.
- Diagnose system malfunctions and implement corrective actions to restore optimal performance.
- Oversee HVAC contractors and verify quality of work when external vendors are used.
- Monitor energy usage and recommend improvements to increase efficiency and reduce costs.
- Ensure all HVAC systems meet environmental, safety, and building code standards.
- Conduct routine inspections of buildings, mechanical rooms, and equipment.
- Respond to facility emergencies and after‑hours issues as needed.
- Assist with planning and budgeting for capital improvements, equipment upgrades, and long‑term maintenance strategies.
- Support sustainability initiatives and campus‑wide environmental goals.
- Attend and participate in training programs as required by Cushman & Wakefield and local city and state jurisdictions.
- Provide superior customer service and represent the company in a professional manner at all times.
- 3+ years of experience overseeing facility maintenance teams.
- Must be able to work any shift Sunday‑Saturday to support the company's business needs.
- Knowledge of safe use of cleaning agents and equipment used to perform job duties.
- Ability to add, subtract, multiply, and divide in all units of measure, whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
- Must possess a valid Driver's License.
- CPO if required by city or state.
- EPA 608 – Minimum of Type II.
- Follow all Cushman & Wakefield safety policies and procedures.
- High School Diploma, GED, Trade, Technical, or Vocational school.
- EPA 608 – Minimum Type II, or CPO, or local city required certificate.
This job operates in a professional office environment. It routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel outside between properties in varying weather conditions.
Physical DemandsThe employee may need to travel from floor to floor, climb stairs, and travel outside between buildings in varying outdoor weather conditions. The employee may be required to remain in a stationary position (sit or stand) for 85% of the time; may need to operate office machinery. The employee may travel up to 10% of the time. Travel frequency and duration can vary.
The employee must be able to exert up to 100 pounds occasionally or frequently to lift, carry, push, pull, or move objects.
