Maintenance Technician
A Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role also includes overseeing the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for community common areas, buildings, and units; ensure all repairs and replacements for common areas and units; assist with scheduling and performance of all maintenance/repair‑related turn events; clean the exterior of the community, including grounds, breezeways, and all common areas; perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs;
inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions; maintain a preventative maintenance program; follow Asset key policy; keep the maintenance shop well‑organized and stocked while adhering to safety standards and OSHA guidelines; support the Maintenance Supervisor in maintaining the hazard communication program; participate in unit inspections; monitor inventory of equipment and supplies; maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.;
clean office, common areas, and model units; report violations of community rules; participate in on‑call emergency; use resources, equipment, and supplies economically; perform additional tasks as requested; manage customer and resident relations with excellent service; monitor service request turnaround; project favorable community image; enforce delegated policies.
- High School Diploma or Equivalent.
- Basic computer skills to perform all on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement including ascending/descending ladders, stairs, ramps, and step stools; work in tight and confined spaces; traverse flat and uneven terrain; reach overhead; lift and place objects of 100+ lbs; operate machinery, power tools, motor vehicles, and golf carts; communicate with others; lift repeatedly; operate within varied weather conditions; be available for overtime, weekends, night hours (on‑call property emergencies).
- Occasional stationary periods, standing or sitting for prolonged periods.
- Reliable transportation for emergency on‑call duties.
Salary range: $23 per hour to $28 per hour.
