As a Community Grounds Technician, your primary responsibility will be to create a positive first impression of the community by ensuring that the exterior and common areas are well-maintained. You will support the Maintenance Supervisor and Technicians by keeping the grounds clean and free of debris, ensuring clear walkways, and maintaining presentable public spaces. Additionally, you will assist with apartment turnovers, perform minor repairs, and engage in light landscaping.

Your contribution will be vital in maintaining a safe, clean, and inviting environment for both current and prospective residents.

This position requires a strong work ethic, reliability, and a positive, collaborative mindset.

Key Responsibilities:
  • Ensure the cleanliness and curb appeal of community grounds, breezeways, and amenities.
  • Collect and dispose of daily trash and debris; clean and empty waste containers.
  • Assist with turning vacant apartments, including light cleaning and item removal.
  • Perform basic maintenance tasks such as painting, replacing light fixtures, and conducting minor repairs.
  • Operate blowers, pressure washers, and landscaping tools to maintain outdoor areas.
  • Report safety concerns or repair needs to the Maintenance Supervisor or Property Manager.
Qualifications & Skills:
  • Detail-oriented, dependable, and efficient in managing time.
  • Ability to follow directions and work effectively both independently and as part of a team.
  • Friendly and respectful communication style with residents and colleagues.
  • Flexible and adaptable to changing work priorities and schedules.
  • Physically capable of lifting and moving heavy items such as appliances and furniture.

Education & Experience:

  • High school diploma or equivalent required.
  • 1-3 years of experience in groundskeeping or general maintenance required.
  • Basic knowledge of painting, landscaping, and apartment maintenance.
  • Preferred experience in the apartment or property management industry.
  • A valid driver's license and reliable transportation may be required based on property needs.
