Job Details:
Experienced level position at Kingston Gardens, Macon, GA 31204. Full-Time (30+ hours/week).
Education:
High School/Equivalent. Salary Range: $19.00 - $21.00 per hour. Travel:
Local, as needed for business.

- Repair. Under the direct supervision of the Maintenance Supervisor or the Community Manager, the Maintenance Technician is responsible for the preservation and upkeep of the property and for complying with OSHA standards and company safety policies.
- Practice OSHA standards and company safety policy; participate in ongoing safety training as required by company and/or state and federal law.
- Complete hazard assessment forms before beginning tasks; utilize proper safety equipment when exposed to moving parts, fumes, airborne particles, chemicals, weather, or electrical risks.
- Maintain knowledge of all maintenance requirements for the property and possess tools to complete assignments.
- Keep accurate records for preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories.
- Participate in standby emergency schedules for evening, weekend, and holiday coverage.
- Perform scheduled maintenance on all equipment per manufacturer recommendations and manuals.
- Inspect apartment units, buildings, and common areas; perform repairs and janitorial assistance as needed.
- Maintain grounds according to the procedures manual.
- Provide training for employees or colleagues from other communities, as needed.
- Maintain regular communication with supervisor (verbal and written, at least twice daily).
- Report unusual or extraordinary circumstances regarding the property, coworkers, or residents.
- Maintain a professional uniform, appearance, and attitude.
- Be aware of contractual maintenance obligations and inform the Community Manager of any vendor non-compliance.
- Troubleshoot and repair system components (e.g., fan motors, thermostats, contractors). Do not perform Freon-related work unless properly certified; venting Freon is prohibited and may result in termination.
- Ensure storage areas and entrances are locked and lighting is adequate at all times.
- Perform light electrical and plumbing repairs, carpentry tasks, and related maintenance duties; replace damaged components as needed.
- Redecorate vacant units (painting, appliance cleaning, vacuuming) to prepare for re-occupancy.
- Assist in custodial tasks in common areas (sweeping, mopping, vacuuming, trash, window cleaning).
- Maintain and repair amenities such as pools, spas, ponds, and fitness equipment.
- Support other team members and accept additional tasks as needed.
Skills and Abilities
(KSAs)
- Knowledge of property HVAC systems and the ability to troubleshoot.
- Ability to read, understand, and respond to handwritten or typed service requests and reports.
- Ability to read manuals and regulatory materials and follow instructions.
- Ability to work under time constraints and complete tasks efficiently.
- Tools and experience common to multi-family apartment maintenance.
- Willingness to take on tasks not strictly related to maintenance.
- Proficiency in reading, writing, and speaking English.
- Travel for regular property business; government-issued valid driver’s license as required by management.
- Basic computer literacy.
- Effective communication with coworkers, residents, and vendors.
High School Diploma or equivalent; previous maintenance experience preferred.
Physical Demands- Safely lift and carry up to 50 pounds without assistance.
- Move large appliances with a hand truck; safely use hand tools and power tools.
- Safely ascend and descend ladders; tolerate exposure to moving parts, fumes, weather, and chemicals.
- Travel independently for property business; must have a valid state driver’s license as required.
- Access all areas of the property’s grounds, including multilevel structures, with or without elevators.
- Frequent standing, walking, bending, kneeling, and climbing; vision requirements as listed.
