Building Maintenance, Maintenance Technician / Mechanic

ESSENTIAL DUTIES AND RESPONSIBILITIES- Build various structures for the use of patients, e.g., benches, flower boxes and other carpentry work requiring the use of wood, plaster, cement, nails, etc.
- Perform general maintenance, plumbing repair, replace and unclog hair traps, unplug toilets, repair washers and dryers, replace broken pipes or water lines.
- Maintain and replace electrical outlets and light bulbs, rewire or replace wiring in various equipment used by the center.
- Remove furniture and clothing from rooms no longer occupied; assist in moving patient belongings to another room.
- Paint interior or exterior of the center; also may include wallpapering.
- Install and check batteries of smoke alarms; assist in fire drills; check extinguishers; assist fire marshal with inspections.
- Replace damaged windows; assist in construction of any additions to the center.
- Comply with established budget restraints; maintain appropriate supplies and equipment in accordance with budget.
- Maintain grounds of the center—keep free of garbage, lawn mowed, hedges trimmed, grounds weeded, etc.; use pressure washer as requested.
- Use electrical tools and equipment (voltmeter, drills, saws, etc.) when appropriate.
- Check oxygen level of concentrators; perform routine maintenance of oxygen concentrator, water temperature, laundry equipment, fire alarm systems, generator testing, and other equipment as scheduled.
- Perform basic plumbing, electrical, carpentry, and general upkeep tasks such as changing filters, light bulbs, and cleaning as requested.
- Perform unscheduled maintenance tasks; assist with major cleaning projects as needed.
- Promote the image and reputation of the System by exhibiting servant leadership and providing open lines of communication.
- Contribute to committees, work groups, project management, and other collaborative efforts of the System.
- Perform other duties as necessary to ensure the success of the System.
Proficient in using a computer, especially Microsoft Office (Excel and PowerPoint); excellent organizational and prioritizing skills; effective and professional verbal and written communication; communicative with associates, patients, family members, and visitors; warm and friendly greeting; approachable attitude; responds to concerns with a helpful, caring demeanor.
MINIMUM QUALIFICATIONSA minimum of a high‑school diploma or its equivalent is preferred.
SUPERVISORY RESPONSIBILITIESMay be responsible for the direction and supervision of associates in the maintenance department.
LANGUAGE SKILLSAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or associates.
MATHEMATICAL SKILLSAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITYAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram format; ability to deal with problems involving several concrete variables in standardized situations.
COMPUTER APPLICATION SKILLSMicrosoft Outlook, Microsoft Excel, Microsoft Word.

While performing the duties of this job, the associate is regularly required to sit, talk, or hear; frequently required to walk; use hands to finger, handle, or feel and reach with hands and arms; occasionally required to stand.
