Reports To:

Work Arrangement: On-site. Regular, in-person attendance at the employee’s assigned community, office, or other designated Company location is an essential function of this position. This position is not eligible for a remote or hybrid work arrangement, except where otherwise required by applicable law or approved by the Company as a reasonable accommodation.

The Groundskeeper is responsible for maintaining the cleanliness, appearance, and general upkeep of the community’s grounds, landscaping, amenities, building exteriors, common areas, leasing office, and parking areas. This position helps ensure the community consistently presents a clean, safe, attractive, and welcoming environment for residents, prospects, guests, and team members.

The Groundskeeper performs routine groundskeeping, cleaning, landscaping, minor maintenance, and seasonal duties. This position also assists with vacant apartment preparation, reports maintenance and safety concerns, and supports the maintenance team as needed.

Grounds & Community Appearance

• Maintain the cleanliness and appearance of community grounds, amenities, building exteriors, common areas, the leasing office, parking areas, and other community spaces.
• Inspect the community throughout the day for trash, debris, pet waste, and other appearance concerns.
• Remove litter, discarded materials, and debris from grounds and common areas.
• Maintain a high standard of curb appeal throughout the community.
• Keep walkways, breezeways, stairwells, building entrances, parking areas, and shared spaces clean and presentable.
• Clean interior and exterior building areas as assigned.
• Clean and organize storage areas.
• Perform seasonal cleaning and groundskeeping duties as needed.
• Report vandalism, damage, lighting concerns, trip hazards, or other visible deficiencies promptly.
• Maintain landscaped and garden areas throughout the community.
• Plant, water, irrigate, trim, and fertilize grass, trees, bushes, flowers, and other landscaping as assigned.
• Remove weeds, leaves, fallen branches, and other landscape debris.
• Assist with maintaining lawns and outdoor areas in a healthy and presentable condition.
• Report damaged irrigation equipment, unhealthy landscaping, drainage concerns, or other outdoor maintenance needs.
• Assist with seasonal landscaping activities and weather-related cleanup.
• Use landscaping tools and equipment safely and correctly.

Amenities & Common Areas

• Clean and maintain community amenities and shared spaces.
• Help ensure amenities remain neat, safe, operational, and free of litter.
• Clean the leasing office, clubhouse, model apartments, fitness center, business center, and other assigned areas.
• Inspect common areas regularly and report maintenance or safety concerns.
• Assist with cleaning furniture, fixtures, windows, floors, doors, and other surfaces.
• Replenish approved supplies in common areas when assigned.
• Support preparation of amenities and shared spaces for resident events or community activities.

Vacant Apartment & Make-Ready Support

• Assist with preparing vacant apartment homes for the make-ready process.
• Remove trash, abandoned items, debris, and other materials from vacant apartment homes.
• Assist with cleaning available apartment homes and model apartments.
• Report visible maintenance concerns in vacant apartment homes and models to the Maintenance Supervisor.
• Assist with minor make-ready duties within the scope of the employee’s training and experience.
