Position: Maintenance Supervisor - The Gabriel

Job Summary

This role oversees and performs technical and mechanical work that ensures the internal and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assist and complete work orders generated from resident requests for service, diagnosing the source of the defect, and making repairs in accordance with policies and safety standards.
  • Oversee and complete the “make‑ready” process to prepare vacant apartments for leasing, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspection.
  • Develop standards for the cleanliness and appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar standards.
  • Periodically inspect work performed by other service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans.
  • Maintain adequate inventory of spare parts and maintenance materials; order supplies and tools as needed to stay within budget.
  • Complete monthly preventative maintenance procedures as outlined in the policy manual.
  • Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible.
  • Conduct regularly scheduled safety meetings, ensure all MSDS sheets are current, and keep up to date on OSHA and other safety requirements.
  • Demonstrate customer‑service skills by treating residents with respect, answering questions, and responding sensitively to complaints.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property or building maintenance or related trade.
  • Provides own hand tools; must be skilled in safe use and maintenance of hand tools, power tools, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills.
  • Ability to read, write, and communicate effectively; act as first point of contact for team and visitors.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; property‑management‑system experience preferred.
  • Mathematical skills for basic calculations on financial and administrative documents.
  • EPA certifications Type I and II or Universal if required for sealed HVAC system work; all state and local certifications as required.
  • Valid driver’s license to operate a golf cart if applicable.
Physical Demands
  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoor and outdoor in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Local routine travel to attend meetings or training may be required.
  • Work a flexible schedule, including on‑call evenings, weekends, and holidays.
Compensation & Benefits

Hourly range: $33.00 – $35.00. The hourly rate is based on business requirements, experience, skills, and location.

Base salary may be eligible for quarterly or annual bonuses (corporate positions) or weekly/m‑monthly/quarterly bonuses (onsite positions).
