Position: Maintenance Supervisor - The Gabriel

Job Description Summary

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assist and complete work orders from resident requests for service, diagnose defects, and perform repairs per policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar standards.
  • Periodically inspect work performed by service team members and contractors to assess effectiveness and verify quality, scope, and specifications.
  • Maintain adequate inventory of spare parts and materials and work with the Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing the budget for regular repairs, maintenance, and capital projects.
  • Support cost‑cutting and expense control by fixing rather than replacing parts, avoiding waste, and practicing correct use of tools and equipment.
  • Conduct regular safety meetings, keep MSDS sheets current and accessible, and stay up‑to‑date on OSHA and other safety laws to ensure compliance.
  • Demonstrate customer‑service skills by treating residents and others with respect, answering questions from team and residents, and responding sensitively to complaints with efficiency and urgency.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or a related trade.
  • Must provide own hand tools and be knowledgeable and skilled in the safe use of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication; able to interact effectively with residents, clients, team members, and business contacts.
  • Ability to read, write, and communicate effectively to represent company management; act as first point of contact for internal and external visitors, and answer questions related to department policies.
  • Proficiency with internet, word processing, spreadsheet, and database programs; property management system experience preferred.
  • Mathematical skills for adding, subtracting, multiplying, and dividing numbers, decimals, and fractions to review and complete financial and administrative documents.
  • EPA certifications Type I and II or Universal if operating on a sealed HVAC system, and all state and local certifications required.
  • Valid driver’s license to operate a golf cart on the property, if applicable.
Travel and Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Local, routine travel may be required for business meetings, training, or other duties.
  • Work a flexible schedule, including evenings, weekends, and holidays.
Compensation

The hourly rate ranges from $33.00 to $35.00. Additional compensation may include participation in quarterly or annual bonus programs for corporate positions, or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
