Maintenance Technician - VLux Madison

Job Description

The Maintenance Technician performs technical and mechanical work ensuring property cleanliness, appearance, safety, and functionality by performing maintenance tasks.

• Complete assigned work orders generated from resident requests within 24‑48 hours.
• Diagnose defects and perform repairs following policies and code requirements.
• Support the “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor scheduling, supplies procurement, execution, and inspection of completed work.
• Implement cost‑cutting and expense control measures by repairing rather than replacing parts when possible.
• Track and manage maintenance shop inventory, return unused items, and notify supervisor about re‑ordering needs.
• Document work orders and service requests accurately and timely.
• Periodically inspect contractor work to ensure it meets quality and scope requirements.
• Participate in safety meetings, complete required OSHA and other safety training, and report accidents promptly.
• Provide customer service by treating residents respectfully, addressing questions and complaints, and completing work with efficiency and urgency.
• Assist in routine and periodic property inspections to identify safety issues and report concerns to management.
• Perform other duties as assigned.

Schedule:

40 hours per week.

• Typical Site Hours (may vary by site):
  Monday – Friday: 9am – 6pm;
  Saturday: 10am – 5pm;
  Sunday: 1pm – 5pm.
• Must be available to work on weekends when scheduled and to perform essential tasks unaccompanied.
• Must work in frequent exposure to outside elements and be able to handle flexible schedules including evenings, weekends, and holidays.

• High School Diploma, GED, or equivalent.
• 1–3 years of apartment maintenance experience preferred.
• Strong customer service skills and ability to work peacefully with coworkers and residents.
• Ability to work a flexible schedule and respond to calls during evenings, weekends, and holidays.
• Physical ability to push, pull, lift up to 50lbs independently and 150lbs with assistance; frequent standing, walking, reaching, climbing, stooping, and squatting.
• Proficiency with internet, word processing, spreadsheets, database programs, and property management software (preferably Entrata, Yardi, or One Site).

• Valid driver’s license.
• EPA Type I and II or Universal refrigerant recycling certifications.
• All state and local jurisdiction certifications required for the role.

• Must be able to lift and move up to 50lbs independently and up to 150lbs with assistance.
• Frequent local travel may be required for errands, meetings, and training; non‑local travel may be required for business responsibilities.
