Lead Property Maintenance Technician (Madison & Fitchburg, WI)

We're looking for a skilled and motivated Lead Property Maintenance Technician to support one apartment community in Madison, WI and one apartment community and one townhome community in Fitchburg, WI. This is a dynamic, full-time role where no two days are the same—and your work truly makes a difference in residents' lives.
What You'll DoAs our Maintenance Technician, you'll be the go-to expert for keeping our properties in top shape. Your responsibilities will include:
- Performing routine maintenance and repairs (plumbing, electrical, HVAC, carpentry, etc.)
- Responding to service requests with efficiency and professionalism
- Preparing units for new residents (turnovers)
- Conducting preventative maintenance and property inspections
- Maintaining clean, safe, and attractive grounds and common areas
- Assisting with emergency on-call maintenance (rotating schedule)
- Previous maintenance experience (property maintenance preferred, but not required)
- Previous supervisory experience
- General knowledge of plumbing, electrical, HVAC, and appliances
- Strong problem-solving skills and attention to detail
- Reliable transportation and valid driver's license
- Ability to work independently and manage time effectively
- Positive attitude and great customer service skills

Essential Duties include, but are not limited to:
- Monitor all interior and exterior for maintenance issues. Perform inspections of all apartments, buildings, and common areas.
- Maintain and keep all tools and equipment in acceptable working conditions and work area neat and clean.
- Electrical: replace or fix outlets, light switches, fixtures, and breakers.
- Plumbing: replace or fix faucets, re-piping, toilets, sinks, and unclogging drains.
- Heating and Cooling: general heating repairs and cleaning filters, compressors, and condenser coils.
- Groundskeeping, including but not limited to:
Picking up trash and keeping the building clean and presentable both inside and out. Shoveling and salting sidewalks and entry ways in winter, and lawn care and…
