We're searching for a dependable, skilled, and customer-focused Property Maintenance Technician who takes pride in quality work, enjoys solving problems, and wants to be part of a supportive team dedicated to creating an exceptional place to call home.

What You'll Do
  • Complete maintenance service requests promptly and professionally.
  • Perform preventative maintenance to keep the property operating efficiently.
  • Troubleshoot and repair plumbing, electrical, HVAC, appliances, drywall, flooring, doors, windows, and general building systems.
  • Prepare apartments for new residents by completing quality turns.
  • Maintain the cleanliness and appearance of the community, including common areas and grounds.
  • Assist with seasonal maintenance, inspections, and property projects.
  • Participate in an on-call rotation for emergency maintenance requests.
  • Deliver outstanding customer service while interacting with residents, vendors, and team members.
What We're Looking For
  • Experience in apartment maintenance, facilities maintenance, construction, or a related trade.
  • Working knowledge of plumbing, electrical, HVAC, appliance repair, and general carpentry.
  • Strong troubleshooting and problem-solving skills.
  • Excellent communication and customer service abilities.
  • Ability to lift up to 50 pounds and work both indoors and outdoors in varying weather conditions.
  • Valid driver's license and reliable transportation.

Essential Duties
  • Monitor all interior and exterior for maintenance issues. Perform inspections of all apartments, buildings, and common areas.
  • Maintain and keep all tools and equipment in acceptable working conditions and work area neat and clean.
  • Electrical: replace or fix outlets, light switches, fixtures, and breakers.
  • Plumbing: replace or fix faucets, re-piping, toilets, sinks, and unclog drains.
  • Heating and Cooling: general heating repairs and cleaning filters, compressors, and condenser coils.
  • Groundskeeping, including trash removal, sidewalk maintenance in winter, and lawn care and landscaping as needed.
  • General carpentry and drywall repairs as needed.
  • Assist with cleaning and janitorial requests as needed.
  • Paint units and common areas as needed.
  • Repair and replace windows and screens as needed.
  • Troubleshoot, repair, or replace appliances.
  • Maintain an accurate log of trash pick‑ups and snow removal to ensure timeliness and billing is correct.
  • Repair and replace locks and deadbolt locks as needed.
  • Communicate with the manager on daily work orders and provide status updates to keep all orders current and collected.
  • Perform and conduct all unit turnovers within ACC policies and by provided deadlines.
  • Create and maintain a safe work environment; report any concerns or hazards to the manager immediately.
  • Perform preventative maintenance per ACC policies and manual by testing all emergency fighting, smoke detectors, fire alarm systems, emergency exits, and other systems in place.
