Building Engineer

Position Summary

The Building Engineer is responsible for the day-to-day operation, maintenance, repair, and overall appearance of the facility while ensuring a safe, efficient, and comfortable environment for building occupants and visitors. This position performs preventive and corrective maintenance on building systems, responds to service requests, supports client needs, and assists with facility events and special projects. The Building Engineer must be proactive, customer-focused, organized, and capable of prioritizing multiple tasks in a fast-paced environment.

Essential Duties and Responsibilities Building Operations
  • Perform daily building inspections and equipment rounds.
  • Record daily operating readings for mechanical, electrical, plumbing, and HVAC systems.
  • Monitor Building Management System (BMS/BAS) and respond to alarms. This includes alarms that are received outside of normal business hours.
  • Inspect boilers, air handling units, rooftop units, exhaust fans, electrical rooms, domestic water systems, and other critical equipment.
  • Identify deficiencies and initiate corrective actions.
  • Complete preventive maintenance tasks in accordance with the maintenance schedule/planner.
  • Troubleshoot and perform repairs on HVAC, plumbing, electrical, lighting, doors, hardware, ceiling systems, and other building components.
  • Maintain accurate maintenance logs, equipment readings, and work order documentation.
Work Order Management
  • Respond to maintenance requests in a timely and professional manner.
  • Prioritize work orders based on operational impact and client needs.
  • Complete work orders within established service level expectations.
  • Communicate effectively with building occupants regarding maintenance activities and project status.
Event Support
  • Setting up and breaking down conference rooms, training rooms, meeting spaces, and event areas.
  • Moving tables, chairs, staging, partitions, and other furnishings.
  • Reconfiguring spaces to meet client specifications.
  • Assisting with event logistics before, during, and after events.
  • Responding quickly to last-minute event changes and client requests.
  • Maintaining event spaces in a clean, safe, and professional condition.
Client Service
  • Build positive working relationships with the client, occupants, vendors, and visitors.
  • Provide exceptional customer service while maintaining professionalism.
  • Respond promptly to changing priorities and client requests.
  • Support special projects and facility initiatives as assigned.
Vendor Coordination
  • Escort contractors and vendors when required.
  • Verify vendor work is completed safely and in accordance with contract requirements.
  • Report deficiencies and follow up on corrective actions.
Safety & Compliance
  • Perform routine life safety inspections.
  • Assist with fire alarm, generator, emergency lighting, and other life safety system inspections.
  • Maintain compliance with OSHA regulations and company safety policies.
  • Promote a safe work environment at all times.
  • Report unsafe conditions immediately.
Qualifications
  • High school diploma or GED required.
  • CFC Universal License
  • Technical school or trade certification preferred.
  • 3–5 years of commercial building maintenance experience preferred.
  • Experience with HVAC, electrical, plumbing, and general building maintenance.
  • Experience using computerized maintenance management systems (CMMS).
  • Ability to read blueprints, equipment manuals, and technical documentation.
  • Excellent troubleshooting and problem-solving skills.
  • Strong communication and customer service skills.
  • Ability to work independently with minimal supervision.
Physical Requirements
  • Walking the facility for extended periods.
  • Climbing stairs and ladders.
  • Working in mechanical rooms and confined spaces.
  • Lifting and carrying up to 50 pounds on a regular basis.
  • Occasionally lifting or moving items weighing up to 75 pounds with assistance.
