Overview

This position oversees and performs technical and mechanical work to maintain the cleanliness, appearance, safety, and overall functionality of the community's buildings, grounds, amenities, and common areas.

Responsibilities
  • Assist and complete work orders from resident requests, diagnosing issues and making repairs per policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply ordering, maintenance tasks, and final inspection.
  • Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members and contractors to assess effectiveness, quality, and compliance with specifications.
  • Maintain inventory of spare parts and maintenance materials; order supplies/tools with Community Manager within budget.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist Community Manager in developing budget for regular repairs, maintenance, and capital projects.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts, conserving materials, and properly using tools and equipment.
  • Conduct Greystar safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety requirements.
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, responding to complaints, and completing work orders efficiently.
Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or related trade.
  • Own hand tools; skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
  • Logical thinking to define and correct problems.
  • Proficient customer‑service and interpersonal communication skills; able to interact with residents, clients, team members, and external contacts courteously and calmly.
  • Read, write, and communicate effectively for support capacity; act as first point of contact for internal team members and external visitors.
  • Proficient in internet, word processing, spreadsheet, and database programs; experience with property management system preferred.
  • Mathematical skills sufficient to add, subtract, multiply, divide, and handle decimals and fractions for financial, administrative, and legal documents.
  • EPA certification TypeI andII or Universal if working on sealed HVAC systems; all certifications required by jurisdiction.
  • Valid driver’s license for golf cart operation, if applicable.
Physical & Travel Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work in all weather conditions. Load up to 25lb alone, 50lb with help. Local routine travel for meetings or training. Flexible schedule including evenings, weekends, holidays.

Compensation & Benefits

Hourly wage: $42.00–$45.00. Possible eligibility for quarterly or annual bonus program (corporate roles) or weekly/monthly/quarterly bonus programs (property roles).
