Summary/Objective

The Building Maintenance Supervisor plans, coordinates, and supervises the maintenance, repair, operation, and appearance of assigned City buildings, facilities, and related systems. This position oversees maintenance staff, preventative maintenance, work scheduling, facility inspections, routine repairs, and contractor services. Responsibilities include monitoring facility conditions and ensuring work is completed safely, efficiently, and in compliance with applicable codes, policies, procedures, and operational standards.

Functions

Performs operational checks of building systems and maintenance work at all facilities.

  • Travels between multiple sites to complete daily tasks/operational checks.
  • Plans, prioritizes and coordinates preventative and corrective maintenance for assigned buildings including HVAC, plumbing, electrical, mechanical, structural, security, general building systems and locksmithing. Analyzes mechanical, plumbing and electrical problems and determines appropriate action using knowledge of mechanical, heating, venting and air conditioning systems, routine electrical, plumbing and carpentry.
  • Performs inspections on building, grounds, and equipment for proper functioning and recognizes and corrects safety concerns and maintenance issues in a timely manner.
  • Operates and performs routine maintenance/repairs on power equipment and hand tools.
  • Responds to work order requests.
  • Responds to call back for emergency situations during non-duty hours and takes appropriate actions.
  • Recognizes and corrects safety concerns and maintenance needs in a timely manner.
  • Performs lock repair and key cutting for City facilities
  • Establishes a record keeping system to maintain a Master lock system and serves as city-wide lock smith.
Supervises, schedules, and reviews the work of building maintenance staff. Ensures work is completed safely, timely, and according to established standards.
  • Hires and trains staff members, as needed.
  • Administers City of Manhattan Policies and Procedures in a consistent manner.
  • Ensures employees supervised demonstrate productivity, competence, and high morale, as well as utilize employees’ skills and abilities.
  • Conducts performance planning and evaluations for employees in a timely manner, to include development of goals, objectives, and deadlines.
  • Resolves routine personnel issues or problems.
  • Leads and manage staff with clear and consistent communications.

  • Maintains accurate records of work performed including materials, equipment, and personnel hours; maintains adequate inventory supplies.
  • Manages service contracts, prepares bid documents, solicits proposals and quotations for maintenance and repair projects, both planned and unforeseen.
  • Meets with Contractors on-site that need to complete any special project tasks at any facilities.
Requirements Required

Education and Experience
  • Associate’s degree and 3 years of building maintenance experience/training or, a high school diploma or GED and 5 years of building maintenance experience/training.
  • Valid driver’s license.
Preferred

Education and Experience
  • Technical College for HVAC.
  • Universal 608 HVAC Certification (recommended).
  • Certified Maintenance Manager (CMM) (recommended).
