Position
Maintenance Technician – temporary full‑time position through Aug 31, 2026. This role maintains and enhances property value through preventive upkeep, capital improvement, and maintenance repair. The position requires excellent customer service, property pride, and is critical to the property’s reputation.
Schedule & CompensationMonday‑Friday, 8:30 am – 5:00 pm; nights or weekends may be required. Salary range: $20.00‑$25.00 per hour.
PropertiesRentMSU Houses – 61 units, 349 beds near Minnesota State University, Mankato.
Responsibilities & Duties- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Review, assign and follow‑up on open work orders to ensure completion within company guidelines.
- Demonstrate excellent customer service during encounters with prospects, vendors, officials, and community members.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after‑hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to minimize cost to owner.
- Assist with organizing and maintaining inventory of company vehicles, machinery, and tools.
- Assist with annual unit turnover and help execute move‑in/move‑out procedures.
- One or more years of building maintenance experience – student housing experience is a plus.
- Experience with HVAC and appliance repair.
- A valid driver’s license.
- Working knowledge of pool service and maintenance; willingness to become a Certified Pool Operator.
- High level of integrity and professionalism.
- Strong administrative, organizational, and communication skills.
- Self‑motivated and thrives in a team environment.
- Ability to lift up to 50 lbs.
- Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Ability to work independently.
- Experience with Entrata software.
- Ability to fulfill rotating on‑call duties as needed.
