About the Role
In this full‑time role, you will be responsible for ensuring that the physical aspects of our apartment community meet both company standards and applicable laws.

As a Service Manager, you'll lead by example, building strong relationships with residents, team members, and vendors while maintaining the highest standards of professionalism and accountability.
Key Responsibilities- Interview, hire, and train new team members.
- Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
- Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
- Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
- Be accountable for establishing and preparing a 24‑hour on‑call schedule for your team, and you must personally always be available in the event of snow, ice, or other on‑site emergencies.
- Partner with office team members to provide exceptional service and follow‑up to our residents on any maintenance issues that may arise.
- Manage and organize inventory of all maintenance materials.
- Establish a preventive maintenance schedule, make‑ready schedule, and general work order schedule for the team.
- Regularly inspect community buildings, including vacant units.
- Plan, assign, and direct the maintenance team.
- Base Pay: $65,000 – $68,000/year
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On‑Call Appreciation: $15/day for holding the on‑call phone

- Monday – Friday: 8:30AM‑5:00PM
- Paid rotating on‑call participation required
- Must be available and prepared for emergency events
- Schedule subject to change based on business needs
- Active and valid driver’s license and personal vehicle.
- HVAC/EPA/CFC Certification preferred.
- One‑year certificate, 5+ years of related experience, or equivalent education and experience.
Additionally, if hired, overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
