- Assist with all maintenance requests, preventative maintenance, and amenity area upkeep for the apartment community.
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC, minor electrical, gate systems, pool operations, etc.).
- Respond to and resolve emergency maintenance requests after business hours (weeknights, weekends, holidays).
- Prepare vacant apartments to be rent‑ready.
- Perform preventative maintenance work.
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances.
- Interact directly with residents.
- Maintain logbooks and databases; enter service requests and status updates.
- Assist in monitoring contractors’ work performance.
- Support the Maintenance Manager in meeting budget responsibilities.
- Follow and promote company policies and procedures.
- Prioritize customer service.
- If property lacks a housekeeper, perform light cleaning duties such as cleaning models, clubhouses, leasing office, emptying trash, cleaning grounds and amenity areas.
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition.
- Wear a clean, neat uniform when working on any PAA property, including nights and weekends.
- Maintain a clean and neat personal appearance at all times in accordance with PAA policy.
- Communicate with residents and prospects consistently with PAA's standards.
- Listen to resident requests/complaints.
- Receive resident complaints calmly, openly, and professionally.
- Solve problems quickly, usually within 24 hours, or contact a supervisor for immediate assistance.
- Deliver newsletters, correspondence, etc., to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions as requested by the Community Manager.
- 1–3 years of maintenance experience (apartment maintenance preferred).
- Strong troubleshooting and problem‑solving skills.
- Budget or basic business finance knowledge helpful.
- Refrigeration certification (type 2 or universal) or obtain within the first 90 days of employment.
- Valid driver’s license free from major moving violations and dependable transportation.
- Use various hand tools and test equipment.
- Bend, stoop, and kneel for extended periods.
- Push and pull up to 300 pounds on wheels.
- Lift up to 50 pounds.
- Climb ladders up to 40 feet.
- Use a hand‑truck.
Physical Requirements
Daily maintenance duties may include moving appliances and equipment ranging from 75 to well over 300 pounds, typically using a hand truck or step ladder. Special equipment such as exercise equipment, gas grills, golf carts, car washes, and security gates may also require handling and moving heavy items. Some tasks involve structural repairs or upgrades that require lifting and positioning over large ranges of weight.
