Position Summary
We are hiring a Maintenance Supervisor to lead day-to-day maintenance operations at our Marietta apartment community. You will own service request completion, unit turns, vendor coordination, inventory and supply management, and supervision of the on‑site maintenance team. The right person treats the property like an owner would: budgets are respected, turns are completed on time, residents are responded to quickly, and the team has what they need to do the job right.
WhatYou'll Do
- Supervise, schedule, and develop the on‑site maintenance team (technicians and porters/groundskeepers)
- Ensure all service requests are completed within company response‑time standards and to a high quality bar
- Oversee unit turns end‑to‑end — deliver rent‑ready units on time and within the established turn budget
- Order parts, supplies, and materials; manage maintenance inventory and reorder points
- Source, schedule, and supervise outside vendors (HVAC, plumbing, roofing, pest, landscaping, fire/life‑safety, etc.)
- Conduct regular property inspections — units, common areas, building exteriors, mechanical rooms
- Maintain compliance with fire, life‑safety, habitability, and pool/amenity standards
- Participate in an on‑call rotation for after‑hours emergencies
- Track maintenance spend against budget; identify cost‑saving opportunities without compromising quality
- Document all work orders, inspections, and turn activity accurately in App Folio
- Train new maintenance staff and ensure safe work practices across the team
Required
- 3+ years of multifamily maintenance experience, including at least 1 year in a supervisory or lead role
- EPA Section 608 certification (Type II or Universal)
- Working knowledge across HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting
- Proficiency with property management software (App Folio strongly preferred)
- Valid driver's license and reliable transportation
- Ability to lift 50+ lbs, climb ladders, and work outdoors in all weather conditions
- Strong written and verbal communication skills
- Bilingual English/Spanish (required — must be able to communicate fluently with residents in both languages)
Preferred
- CPO (Certified Pool Operator) — or willingness to obtain within 90 days
- Experience managing turn budgets at a Class B or C workforce community
- Prior experience supervising a team of 2–5 maintenance staff
- Pay: $50,000 – $60,000 per year (commensurate with experience)
