Maintenance Groundskeeper/Custodian – PT

Title: Maintenance Groundskeeper/Custodian (Maintenance Custodian)

Location: City of Marlborough, MA

Residency: Must reside within 45 minutes of the City of Marlborough

Exempt/Non-Exempt: Non-Exempt

Category: Hourly Part-Time (19 Hours per Week)

Benefits: Same as provided to part-time MCDA employees

Wage Rate: Starting at $33.00 hourly set by MA Labor Rates

Probation Period: Six months from date of hire, continues if management directs

Position Summary

Maintenance Custodian performs a variety of semi‑skilled and unskilled maintenance/custodial tasks regarding the upkeep and maintenance of residential properties, including the operation of machinery for maintaining lawns and grounds.

Scope of Work

The Maintenance Custodian will ensure that all operations comply with maintenance procedures. Duties may include fixing leaks, broken locks, basic carpentry repairs, painting, moving furniture and other items, non‑code electrical repair, custodial functions such as sweeping, waxing and mopping of floors, trash cleanup and maintaining bathrooms. Other duties include lawn and grounds maintenance, and snowstorm preparation.

Responsibilities
  • Maintain a daily work log, conduct unit inspections at all buildings if needed
  • Update and complete work orders using electronic tablets and P.C.
  • Move furniture, pass out resident notices, load and unload equipment and supplies
  • Engage in external and internal cleaning and upkeep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, sanitizing, power washing, leaf pickup, lawn mowing, etc.
  • Timely turnover of vacant units including patching, painting, appliance install, cabinet repair, carpet/flooring removal and shampooing, etc.
  • Snowstorm preparation including laying down salt at all properties
  • Prepare appropriate reports according to specific incidents/accidents
  • Respond timely to emergency situations
  • Other duties as directed by management
Qualifications
  • High school diploma or GED equivalent
  • Two or more years of progressively responsible maintenance and custodial experience in trades such as carpentry, plumbing, refrigeration, appliance and/or electrical repair
  • Successfully pass a drug and physical exam as well as CORI and employment background check
  • Pest control license preferred
Knowledge, Ability, and Skills

Knowledge: Practices of housing, HUD/DHCD experience preferred; literacy skills to read manuals; computer skills to operate the computerized maintenance management system; basic knowledge of oil burners, electrical systems, plumbing, and HVAC systems.

Abilities: Work with people and families of various ages and socio-economic backgrounds; communicate effectively with tenants and applicants; multitask and manage conflict; communicate orally and in writing; explain correspondence, reports, and media; maintain good public relations; meet deadlines; work independently; operate saws, chainsaws and other woodworking and plumbing tools.

Skills: Public relations and strong communication; computer skills; problem solving; effective verbal and listening communication; problem‑solving skills.

Supervision

Received: Executive Director directs Maintenance Foreman who plans and prioritizes work. Employee is expected to solve most problems of detail or unusual situations by adapting methods or interpreting instructions accordingly.

Exercised: The Maintenance Custodian reports to the Executive Director on disciplinary problems, performance, and training needs.

Judgment

The work requires examining, analyzing and evaluating facts and circumstances surrounding individual problems, situations or transactions, and determining actions to be taken within standard or accepted practices.

Complexity

The work consists of various duties that follow standardized practices and guidelines. Sequences of work and procedures vary by type of transaction or information involved.
