Director of Maintenance – Summary

In accordance with established company policies and procedures, the Director of Maintenance coordinates all maintenance, laundry and housekeeping functions to provide a safe and pleasant environment for the residents. The role ensures that all corrective and/or preventative maintenance is efficiently and effectively completed.

Director of Maintenance – Responsibilities
  • Directly responsible for the daily operations of the laundry, housekeeping and maintenance departments
  • Maintain compliance with local, state and OSHA requirements as they relate to these departments
  • Perform preventative and corrective maintenance functions
  • Implement and document the laundry, housekeeping and maintenance program
  • Assist in planning, preparing and controlling supplies, equipment and repairs budget; maintain departments within budgetary guidelines
  • Implement and manage company policy and standards
  • Conduct and coordinate all safety inspections and reports to include:
    Fire Marshall, Health Department, Insurance and Service Contractors
  • Facilitate and organize Safety Committee for the facility, schedule regular meetings and report findings to the Executive Director and Quality and Assurance team
  • Ensure housekeeping and laundry personnel are instructed in proper use and operation of equipment and chemicals
  • Maintain an ongoing quality assurance program for the laundry, housekeeping and maintenance departments; train staff in chemical usage and review MSDS with them
  • Assist sales and marketing as needed
  • Prepare and coordinate a schedule of routine daily cleaning tasks and major cleaning tasks and assign tasks to staff
  • Maintain appropriate on‑site inventory of supplies within budgetary parameters
  • Participate in the Manager on Duty program
  • Supervise staff; perform performance evaluations, address disciplinary issues, orient new staff, provide ongoing education and in‑servicing
  • Ensure staff are instructed in the use of equipment and systems (e.g. emergency electrical, fire alarm panel, fire extinguishers, smoke/heat detectors, emergency procedures, telephone systems)
  • Initiate, coordinate and monitor services provided by contractors in consultation with the Executive Director
  • Ensure timely room turnover
  • Attend departmental supervisor meetings; resolve resident housekeeping, laundry and maintenance complaints through positive communication with residents and families and provide immediate responses to their issues
  • Maintain satisfactory attendance per policy and report shifts punctually
  • Be a strong team player; be flexible, work independently and under pressure with multiple tasks and deadlines
  • Possess strong organizational, time‑management, problem‑solving and interpersonal skills
  • Adhere to confidentiality procedures to ensure HIPAA and Morningside House standards are met or exceeded
  • Serve on Safety Committees providing recommendations related to housekeeping, laundry and maintenance
