Job Overview
This role oversees and performs technical and mechanical work to ensure the interior and exterior of community buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assists and completes work orders generated from resident requests for service and routine upkeep by diagnosing and repairing defects in accordance with established policies and safety standards.
- Oversees and completes the "make‑ready" process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion and final inspection.
- Develops and maintains standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other community spaces.
- Periodically inspects work performed by service team members, contractors, vendors and other service providers to assess effectiveness, verify quality, and develop corrective action plans.
- Maintains inventory of spare parts and maintenance materials and works with the Community Manager to order supplies within budget.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing the budget for regular repair, maintenance and capital projects.
- Supports cost‑cutting programs by repairing rather than replacing parts, avoiding waste, and using tools correctly.
- Conducts scheduled safety meetings, maintains current MSDS sheets, and stays up‑to‑date on OSHA and other safety laws to ensure compliance.
- Provides customer service to residents and others, answering questions, addressing complaints, and acting with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or related trade.
- Must provide own hand tools (unless prohibited by state law) and be knowledgeable in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices.
- Ability to apply logical thinking principles to define and correct problems.
- Proficiency in customer service and interpersonal communication skills.
- Ability to read, write, and communicate effectively in support of company management and internal/external contacts.
- Proficiency with internet, word processing, spreadsheet, and database programs; property management system experience preferred.
- Basic mathematical skills for reviewing and completing financial, administrative and legal documents.
- EPA certifications Type I and II or Universal for HVAC sealed system work.
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart if applicable.
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas; work in all weather conditions; lift weights up to 25 lb alone and 50 lb with assistance; flexible schedule including evening, weekend, holiday call‑in.
CompensationHourly range: $32.00 - $36.00
