Position Summary

We are seeking an experienced Maintenance Supervisor to oversee the day-to-day maintenance operations of a residential community. Reporting to the Property Manager and receiving direction from the Director of Maintenance/Regional Service Superintendent, this position is responsible for maintaining the safety, appearance, functionality, and overall physical condition of the community.

The Maintenance Supervisor will lead the on-site maintenance team, coordinate unit turnovers and preventive maintenance, respond to resident service needs, oversee vendors, and help create a positive resident experience.

Key Responsibilities
  • Lead, schedule, supervise, train, and develop on-site maintenance personnel.
  • Promote a positive, teamwork-oriented environment while maintaining productivity and service standards.
  • Oversee daily maintenance operations, preventive maintenance programs, service requests, and property inspections.
  • Coordinate all apartment turnovers, including make-ready scheduling, painting, cleaning, repairs, and final inspections.
  • Inspect make-ready apartment homes to ensure company quality standards are met or exceeded.
  • Perform and oversee repairs involving HVAC, plumbing, electrical systems, appliances, carpentry, and general building maintenance
    .
  • Maintain knowledge of the property's buildings, mechanical systems, water mains, shutoffs, sewer cleanouts, and other critical infrastructure.
  • Conduct routine property inspections and identify maintenance, safety, and appearance concerns.
  • Manage maintenance inventory, parts, supplies, equipment, warranties, and product information.
  • Maintain a clean, organized, and safe maintenance shop.
  • Coordinate and monitor contractors, vendors, and suppliers to ensure work meets company standards.
  • Assist the Property Manager with maintenance budgeting and expense management.
  • Maintain the maintenance team's on-call schedule and participate in the emergency maintenance rotation.
  • Respond to after-hours maintenance emergencies as required.
  • Oversee the proper care and maintenance of company vehicles, community equipment, and swimming pool equipment, as applicable.
  • Ensure compliance with OSHA requirements, Fair Housing regulations, and applicable federal, state, county, city, and fire codes

  • Remove snow and ice from common areas, walkways, and parking lots as necessary.
  • Maintain professional, courteous, and customer-focused relationships with residents.
  • Participate in company training programs, seminars, meetings, and industry-related educational opportunities.
  • Follow all maintenance policies and procedures outlined in the David S. Brown Property Management handbook.
  • Perform additional duties and assist with community operations as requested by management.
Qualifications

The ideal candidate will be an experienced maintenance professional with strong technical knowledge and the ability to successfully lead an on-site maintenance team.

  • 5+ years of general maintenance experience
    , including at least 2 years in residential property maintenance
    .
  • Minimum 1 year of supervisory or team leadership experience
    .
  • High school diploma or equivalent required; vocational, trade, or related technical education preferred.
  • Training or certifications in HVAC, electrical, plumbing, carpentry, or related trades.
  • Strong working knowledge of HVAC systems, refrigeration, plumbing, electrical systems, appliances, and general building repairs.
  • Ability to troubleshoot problems, identify appropriate solutions, and complete repairs efficiently.
  • Strong leadership, coaching, training, and team-development skills.
  • Excellent organizational and time-management skills with the ability to manage multiple priorities.
  • Strong communication and customer-service skills when interacting with residents, employees, vendors, and management.
  • Knowledge of Fair Housing requirements as they relate to property maintenance.
  • Ability to read and interpret safety rules, operating instructions, maintenance manuals, technical drawings, and specifications.
  • Ability to prepare routine reports and communicate effectively with employees and residents.
  • Reliable transportation required if a company vehicle is not assigned.
