Plans, organizes, and directs the work of employees in the construction, maintenance, and repair of Town facilities and systems. Work is performed in accordance with established Town policies, professional and trade practices, and State Building Codes. Work is performed under general supervision and is evaluated through conferences, observation of work, efficiency of operations, and the appearance and operating condition of public buildings.

Full Position Salary Grade Range: $75,783 - $117,464
If selected for the position, the hiring range is $75,783 - $96,624 (based on qualifications and experience) POSITION SUMMARY

ESSENTIAL

FUNCTIONS

  • Plan, supervise, and coordinate the general maintenance, construction, and repair of Town facilities and systems.
  • Supervise and train staff engaged in a variety of construction, maintenance, and repair activities that require knowledge of skilled trades, including but not limited to electrical, mechanical, HVAC, plumbing, carpentry, and painting; provide coaching and evaluate performance for annual reviews; participate in hiring staff.
  • Direct staff and contractors in the accomplishment of major and minor renovation projects for Town facilities.
  • Plan and accomplish preventative maintenance, repairs, and renovation of Town facilities and associated systems, including but not limited to HVAC, electrical, emergency generators, and plumbing.
  • Procure and manage a variety of contracts for maintenance and repair services; prepare specifications and obtain bids.
  • Monitor and manage readiness of emergency generators, including but not limited to operational checks and fuel monitoring.
  • Provide preventive maintenance for building systems and facilities; inspect facilities and equipment periodically to determine needs; make recommendations for replacement or the acquisition of new equipment.
  • Manage and assign work orders for maintenance requests with an understanding of priorities, staffing, and workload.
  • Maintain maintenance records and track preventative maintenance and repairs made to buildings, facilities, and systems in a work order system.
  • Maintain CCTV systems, electronic door access systems, and fire sprinkler systems.
  • Maintain facilities and equipment in parks that require work associated with building trades.
  • Coordinate and provide the power needs for special events and festivals.
  • Track expenditures and recommend cost‑saving measures.
  • Plan for long‑term capital improvements and facility upgrades.
  • Provide projections for operating and capital budgets, utilizing best practices to optimize the replacement cycles of mechanical systems and facilities to ensure effective and efficient operations;
