This position performs technical and mechanical work to ensure the physical aspects of the building, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Complete work orders from resident requests and preventive maintenance, diagnosing defects and performing repairs according to policies, procedures, and code requirements.
  • Execute the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, task completion, and final inspection.
  • Manage inventory of materials, supplies, equipment, and tools—track usage, return items, and notify supervisors of re‑ordering needs.
  • Maintain accurate, timely documentation so service requests can be properly tracked.
  • Assist in maintaining grounds, common areas, and amenities: trash removal, boulder washing, general cleaning, and painting of curbs and signage.
  • Support cost‑cutting and expense control by repairing parts when possible and using tools and materials responsibly.
  • Other Responsibilities
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing OSHA and related trainings, and reporting accidents promptly.
  • Periodically inspect contractor, vendor, and service provider work to verify quality standards, scope, and specifications.
  • Physical Demands
    • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
    • Work outdoors and indoors in all weather conditions.
    • Push, pull, lift, and carry up to 25 lbs independently and 50 lbs with assistance.
    • Occasional travel may be required for assistance, training, or meetings.
    • Maintain a flexible schedule, including evening, weekend, and holiday on‑call duties.
    Required Licenses or Certifications
    • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
    • All certifications required by State and Local jurisdictions (applies to all Service Technicians).
    • Valid driver’s license for golf cart operation, if applicable.

    Hourly range: $23.00 – $27.00

    Additional Compensation
    • Corporate Positions
      :
      Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
    • On‑site Property Positions
      :
      Eligible to participate in weekly, monthly, or quarterly bonus programs.
