Maintenance SupervisorThe Maintenance Supervisor manages all maintenance operations for a community, overseeing service requests, preventative maintenance, personnel, compliance, and customer service in partnership with the Community Manager.
Essential Duties & Responsibilities- Maintain daily onsite presence and coordinate, schedule, and respond to resident and management requests.
- Ensure all repairs and replacements are performed in common areas and units.
- Inspect grounds and buildings daily to identify and correct hazards or liability concerns.
- Manage and order maintenance supplies within budget guidelines.
- Oversee a preventative maintenance program to extend the life of the property.
- Maintain a well‑organized, safely stocked maintenance shop in compliance with OSHA guidelines.
- Implement and promote a hazard communication program.
- Participate in unit inspections as requested.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit readiness, and work in progress.
- Assist with office, common area, and model unit upkeep and cleaning.
- Participate in on‑call emergency response.
- Plan and use property resources, equipment, and supplies economically.
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
- Supervise, train, and schedule maintenance staff.
- Assess daily work progress of staff and provide immediate assistance.
- Provide input on employee evaluations.
- Ensure staff effectiveness through ongoing training and coaching.
- Promote staff harmony and quality job performance.
- Manage excellent customer service and monitor response times.
- Project a favorable community image to achieve property objectives.
- Ensure consistency in resident interactions.
- Enforce delegated community policies.
- High School Diploma or Equivalent.
- EPA & CPO certification required; HVAC certification desired.
- Basic computer skills to use on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Move between work sites, use wrists, hands, and fingers repetitively, and work in confined spaces, stairs, ladders, and overhead positions.
- Operate machinery, power tools, motor vehicles, and golf carts, and lift or move objects up to 100+ lbs.
- Work overtime, weekends, and nights (on‑call emergencies) and handle exposure to outdoor weather and hazardous chemicals.
- Similar physical demands as small properties, with additional emphasis on operating in varied environments and prolonged stationary positions.
- Reliable transportation is required for on‑call emergency duties.
Salary Range
: $27 per hour to $30 per hour
