Fountains at McLean is a 502 unit property located in McLean, VA and we are looking for a hardworking maintenance technician to join our team! You’ll make sure our facilities are operating efficiently, regularly inspect our building for any damage. The ideal person for this job is a reliable team player and a problem solver who has some prior maintenance experience.
Perform general operation, maintenance, and repair of buildings, common areas, and community facilities.
Complete drywall repairs and painting associated with repair work.
Conduct regular inspections of the grounds, including the front and rear of all buildings, to ensure cleanliness and curb appeal.
Inspect and monitor boilers in the mid-rise buildings.
Walk and inspect each floor of the buildings to identify maintenance or safety concerns.
Inspect sprinkler rooms and related building systems.
Replace HVAC filters and light bulbs as needed.
Paint unit entry doors and other common area surfaces as assigned.
Respond to water leaks, identify the source of the issue, and perform or coordinate necessary repairs.
Monitor and check fire alarm panels and related life-safety systems when required.
Pick up maintenance supplies, materials, and equipment as needed.
Install portable air conditioning units when necessary.
Safely climb ladders and access the rooftops of mid-rise buildings to perform inspections and maintenance tasks.
Respond quickly and effectively to emergency situations and notify appropriate personnel when necessary.
Maintain compliance with all federal, state, local, and OSHA safety regulations and standards.
On-Call and Emergency Response ResponsibilitiesCarry and remain reachable by a company-provided emergency cell phone during assigned on-call periods.
Participate in the on-call rotation, typically every two weeks.
Respond to after-hours emergencies
Be available to perform emergency maintenance during evenings, weekends, holidays, and other non-scheduled work hours when required.
Address emergency conditions, including, but not limited to:
Sewer backups.
Water intrusion and flooding in units or common areas.
Other urgent maintenance-related incidents.
Perform corrective actions to resolve emergency situations and ensure affected areas are properly cleaned and restored following the incident.
Document emergency responses and communicate issues to management as appropriate.
Keep a record of completed repairs and when equipment was last serviced
Establish and implement preventative maintenance protocols to keep equipment operations smooth and eliminate safety risks
Handle additional maintenance tasks as needed

- Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to make sure they’re operating efficiently and make any needed repairs
Experience in general building maintenance, repairs, and troubleshooting.
Knowledge of drywall, painting, and basic building systems.
Ability to identify and diagnose maintenance issues, including water leaks
Ability to work independently and prioritize multiple tasks.
Comfortable working indoors and outdoors in varying weather conditions.
Ability to climb ladders
Strong customer service, communication, and problem-solving skills.
Commitment to maintaining a safe, clean, and well-maintained community.
Has a high school diploma, GED, or equivalent
At least 2 years of maintenance experience
Must be able to demonstrate advanced understanding of maintenance equipment, techniques, and procedures
Excellent work ethic, communication skills, time management skills, and attention to detail

$60,000 yearly
