Job Description

Position Summary:
    • The Sr. Operating Engineer will perform preventive, predictive, corrective, and emergency maintenance activities supporting a GMP pharmaceutical manufacturing environment in accordance with site procedures, regulatory requirements, and JLL standards.
    • The position includes hands-on maintenance, troubleshooting, repair, and operational support of facility systems including doors, automated door systems, electrical distribution equipment, interior finishes, building envelope systems, ancillary utility systems, and associated infrastructure supporting manufacturing, laboratory, warehousing, and office operations.
    • Performs repairs to facility interior and exterior assets including doors, windows, walls, flooring systems, lighting systems, locks, hardware, and other building components while ensuring compliance with site, safety, and environmental requirements.
    • Supports facility reliability through routine inspections, preventive maintenance programs, equipment rounds, and response to service requests while maintaining accurate documentation within the computerized maintenance management system (CMMS).
    • Ensures all assigned work is executed safely and in accordance with applicable regulatory requirements, site operating procedures, and electrical safety standards.
Essential Functions:
    • Maintain all facility doors, frames, hardware, windows, and associated components in a safe, functional, and compliant condition.
    • Verify proper operation of doors, sensors, activators, safety devices, and locks to ensure safe and reliable performance.
    • Maintain interior door glass, viewing panels, and windows in a clean, intact, and properly secured condition.
    • Diagnose equipment and system malfunctions utilizing electrical test equipment, meters, and diagnostic tools to identify root causes and implement corrective actions.
    • Inspect and evaluate electrical systems and building equipment to identify deficiencies, hazards, compliance concerns, and repair requirements.
    • Read, interpret, and work from blueprints, electrical schematics, equipment drawings, technical specifications, and standard operating procedures.
    • Perform routine maintenance, repairs, functional testing, and operational verification of facility infrastructure and ancillary utility support systems.
    • Execute predictive, preventive, planned, and corrective maintenance activities in accordance with approved maintenance procedures and schedules.
    • Complete work assignments, inspections, testing activities, and maintenance documentation within the CMMS in compliance with GMP documentation requirements.
    • Support development and continuous improvement of preventive maintenance procedures, job plans, SOPs, and reliability-centered maintenance programs.
    • Identify opportunities to improve equipment reliability, operational efficiency, safety, compliance, and asset performance.
    • Document findings, deficiencies, corrective actions, and maintenance activities using electronic work order systems, maintenance records, and communication tools.
    • Operate and maintain systems safely and efficiently in accordance with site policies, NFPA 70E, OSHA regulations, and applicable industry standards.
    • Support facility shutdowns, commissioning activities, investigations, audits, inspections, and regulatory readiness initiatives as required.
    • Coordinate with operations, engineering, quality, EHS, contractors, and other stakeholders to safely execute maintenance activities.
    • Maintain a clean, organized, and inspection-ready work environment at all times.
    • Perform all assigned work using appropriate personal protective equipment (PPE), safe work practices, and established safety procedures.
    • Participate in equipment rounds, emergency response activities, on-call support, and other operational requirements as assigned.
Working Environment:
    • The position is site based in a GMP pharmaceutical manufacturing, laboratory, warehouse, and office environment.
    • Work may be performed in mechanical rooms, utility spaces, exterior building areas, and other manufacturing support spaces.
    • Must be a team player committed to working in a safety-focused, quality, and inspection-ready environment. Will require daily interaction with operations, engineering, quality, EHS, contractors, building occupants, and client representatives in person, on the phone, and via email to perform the job.
