On the job training will be provided as needed. The weekday schedule is flexible; however rotating weekend shifts are required. This role is part time.

The primary role for this position is garbage collection. The Valet Waste Collection and Maintenance Assistant position will take part in the normal duties as a maintenance team member. The role performs work of mild to moderate difficulty and performs general maintenance and repair of all mechanical systems and equipment of the building interior and exterior under the supervision of the Chief Engineer/ Maintenance Supervisor.

and Essential Functions
  • Perform daily garbage collection and breezeway inspections.
  • Maintenance responsibilities.
  • Perform routine maintenance on building interior and exterior.
  • Work in a safe manner and recognize unsafe situations, taking appropriate action to ensure safety of self and others.
  • Maintain an operating environment to achieve a satisfactory level of resident service.
  • Adhere to the preventative maintenance program for the community.
  • Perform minor maintenance replacement and repair in areas of HVAC, plumbing, electrical, and carpentry through daily work orders as long as a permit is not required. Perform drywall repairs.
  • Complete all required forms and work orders using KWPMC work order system.
  • Perform casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager following appropriate safety procedures.
  • Routinely inspect building mechanical systems and equipment to ensure proper performance and maintenance.
  • Monitor and adjust controls that regulate pool chemical systems (training provided).
  • Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
  • Report all problems, including items that may not be in the list of responsibilities, to the CE or Maintenance Supervisor.
  • Maintain assigned equipment in good working condition.
  • Observe all state, federal and company safety standards/precautions while performing tasks to maintain a safe work environment.
  • Properly utilize new equipment and follow safety procedures prior to use.
  • Respond to emergency maintenance requests as required.
  • Assist in maintaining records of scheduled maintenance procedures.
Work Environment

The position requires working indoors and outdoors at a property where people reside. Noise level may be moderate to loud.

Physical Demands

The physical demands described here are representative of those that must be met to successfully perform the essential functions. The employee is required to walk throughout the majority of the shift, sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing 80 pounds or less. The position requires manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions and procedures.

The employee will also climb stairs, climb ladders, work at heights above ground, and detect auditory and/or visual emergency alarms. Noise level is usually moderate but can be loud on occasion.

Position Type / Expected Hours of Work

This is a non-exempt (hourly) position. The position ranges from 15 to 30 hours weekly with alternating weekends. If desired, additional hours can be given to reach the 30-hour mark. Weekend shifts are 4 hours per day and the schedule may change to accommodate the business needs of the property.

Travel

No travel is expected for this position.

Required Education And Experience
  • Must know how to use and maintain hand tools, power tools, and landscaping equipment.
  • Effective written and verbal communication skills.
  • Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes). May be called on after hours for emergencies. Will be required to tend to the emergency at the property if called upon in a timely manner.
Position Supervision

Employee reports directly to the Maintenance Supervisor of the community. If there is no Chief Engineer or Maintenance Supervisor at the site, the employee will report to the Property Manager.
