SUMMARY OF POSITION
The Janitorial Technician plays a key role in supporting the daily operations of the apartment community by maintaining clean, safe, and welcoming common areas. This position requires strong attention to detail, reliability, and a hands-on, service-oriented mindset to support resident satisfaction and overall property readiness.
ESSENTIAL DUTIES AND RESPONSIBILITIESDaily Cleaning & Property Maintenance
Clean and maintain interior and exterior common areas, including hallways, stairwells, offices, laundry rooms, restrooms, and dumpster areas.
Perform routine sanitation and disinfection of high-touch surfaces.
Empty trash and recycling receptacles and ensure proper disposal.
Sweep, mop, vacuum, and spot-clean floors, walls, and surfaces as needed.
Strip and wax floors on a quarterly basis or as assigned.
Assist with unit turns and make-ready preparation, including painting, cleaning, trash removal, and basic unit setup.
Support painting tasks such as touch-ups and prep work as assigned.
Assist with maintenance work order tickets under the direction of the management team.
Identify and report maintenance, safety, or cleanliness concerns observed during daily rounds.
Restock janitorial supplies and maintain cleaning tools, equipment, utility closets, and shop areas.
Weekly Responsibilities
Complete scheduled deep cleaning of designated common areas.
Coordinate with Community Managers and Maintenance team members to prioritize cleaning and make-ready needs.
Review upcoming move-ins and turns to ensure timelines are met.
Inspect janitorial and painting equipment and report issues or supply shortages promptly.
Ensure all tasks comply with company standards, safety guidelines, and regulatory requirements.
As-Needed Responsibilities
Assist with special cleaning projects, renovations, or seasonal property needs.
Support unit preparation efforts to meet leasing and occupancy goals.
Provide coverage for other team members during absences.
Perform other duties that support operational goals of the property and organization.
Ability to work effectively in a fast-paced environment while managing multiple priorities. This role requires physical activity including standing, walking, bending, and lifting up to 50 lbs.
QUALIFICATIONSEducation
High school diploma or equivalent preferred.
Experience
Prior janitorial, custodial, or cleaning experience preferred.
Experience with apartment make-readies, painting, or basic maintenance tasks is a plus.
Knowledge & Skills
Basic knowledge of cleaning methods, sanitation standards, and safe chemical handling.
Ability to use cleaning tools and basic painting equipment safely and effectively.
Mindset & Strengths
Dependable, organized, and detail-oriented.
Willing to assist across teams as needed.
Able to work independently while following direction and priorities.
The compensation range for this position is $18.00 – $20.00 per hour
. Starting pay is determined based on relevant experience, certifications, skill level, and internal equity.
In addition to base pay, eligible team members may participate in performance-based incentives where applicable.
