The purpose of this document is to provide an overview of the responsibilities of a My Community Homes’ Superintendent.
BACKGROUNDThe Superintendent performs a variety of specialized tasks to manage and administrate rehab and turn projects to meet target timelines, budgets and quality standards. In order to effectively perform the responsibilities of a Superintendent, team members must have a firm knowledge of “how homes work”, be comfortable with actively managing contractors and vendors, and embrace the use of technology to document project workflow.
The specific tasks of a Superintendent are outlined (though not fully exhausted) below.
This job description provides a practical guide that, when properly implemented, ensure Superintendents have the greatest chance of success and a clear understanding of their expectations.
- Apply the “4 Rs” methodology to each identified item (Remove, Refresh, Repair, Replace)
- Ensure cost‑effective pricing by applying a time and materials philosophy
- Identify vendors that will complete the scope of work on‑time, within budget and with the highest level of quality
- Ensure scope includes all items needed to make the home clean, safe, and functional
- Set realistic completion dates for all projects immediately following project assignment to a GC Partner
- Schedule and communicate with vendors assigned to the project to ensure the efficient progression of all projects. Make adjustments as necessary.
- Follow‑up with vendors frequently to verify progress and adjust priorities as needed to meet completion timelines
- Communicate and justify any anticipated changes to completion dates
- Inspect homes during project to ensure work is progressing correctly and safely
- Ensure pre‑leased homes are completed in time to meet desired move‑in dates
- Validate, justify and manage any changes to project cost and/or scope
- Ensure vendors submit change orders in a timely manner
- Validate proposed scope and pricing are appropriate for all change orders
- Provide relevant feedback to leadership regarding vendor performance and compliance
- Ensure vendors follow all Rehab mandates (e.g. product specifications for appliances, flooring, HVAC, paint, material sourcing channels, etc.)
- Final Inspection
- Perform a thorough final inspection of the property prior to releasing the home as ready for occupancy
- Ensure the home is clean and safe and that all items in the home function as intended
- Capture and/or validate required home data
- Verify that entire scope of work, including change orders, is appropriately completed and documented with pictures
- Safeguard company issued equipment

- Comply with all uniform and grooming requirements
- Maintain a productive calendar – self‑manage to accommodate scheduled appointments and project workload
- Utilize core software platforms as designed, at all times
- Correctly perform tasks in software platforms to ensure workflow progresses appropriately
- Maintain data integrity in all systems and communicate any data integrity issues to leadership in a timely manner
