Position: Building Maintenance Supervisor (37.5 Hour) (Office/On-site)

Job Responsibilities Overview
  • Staff assistant to a Plant Facilities Engineer II at a major state institution, supervising and coordinating maintenance and repair projects in the building and maintenance trades.
  • Chief physical plant employee at a moderate‑sized state institution, in charge of custodial and maintenance services for the entire institution.
  • Chief physical plant employee at a regional vocational technical school, in charge of custodial and maintenance services for the entire institution.
Examples of Duties
  • Schedules, assigns, oversees, and reviews work of staff
  • Provides staff training and assistance
  • Conducts performance evaluations
  • Determines priorities and plans building and grounds maintenance work
  • Establishes and maintains building maintenance procedures
  • Develops or makes recommendations on development of policies and standards
  • Acts as liaison with other operating units, agencies, and outside officials regarding unit policies and procedures
  • Prepares reports and correspondence
  • Inspects buildings and equipment to determine repair and improvement needs
  • Receives repair requests, makes estimates of time and materials to meet requests and prioritizes according to need
  • Maintains inventories of tools, equipment, supplies and orders or requisitions when needed, possibly requiring interaction with vendors
  • Serves as a centralized purchasing officer for properties under their authority
  • Coordinates arrangements for deliveries of materials and access to area by workers
  • Arranges alternative plans for areas and services disrupted during construction and/or repair
  • May solicit bids from outside contractors and inspect contracted work
  • May read and interpret design blueprints and specifications for small‑scale renovations and remodeling

Chief Physical Plant Operations

In charge of operations such as heat supply, custodial work, vehicles and transportation, as well as maintenance and repair.

Knowledge, Skill, and Ability
  • Considerable knowledge of relevant state and federal laws, statutes and regulations; relevant agency policies and procedures; materials and methods of building repair and maintenance; preventive maintenance techniques

Minimum Qualifications
  • General

    Experience:

    Six (6) years of experience in the repair and maintenance of large buildings.

    Note:

    Experience performing technical duties within the maintenance trade area on a military base, aircraft carrier or large compound may be substituted for the General Experience on a year‑for‑year basis.
  • Special

    Experience:

    Two (2) years of the General Experience must have been in a supervisory capacity.

    Note:

    For state employees this experience is interpreted at the level of a Building Superintendent II.
  • Substitutions Allowed:
    College training in architecture, mechanical or electrical engineering or a related field may be substituted for the General Experience on the basis of fifteen (15) semester hours equaling one‑half (1/2) year of experience to a maximum of four (4) years for a Bachelor's degree.
Preferred Qualifications
  • Experience operating within a Building Automation System to help troubleshoot facility problems including heating and cooling
  • Experience maintaining and operating facilities equipment including snow removal, grounds maintenance, custodial equipment, and vehicles
  • Experience troubleshooting and repairing heating, cooling, plumbing, and electrical systems
  • Experience with State of Connecticut or other procurement bidding requirement processes
  • Experience utilizing digital work order systems to manage work orders and track preventive maintenance
