Regional Maintenance Supervisor

Olen Living is seeking a skilled and motivated Regional Maintenance Supervisor to join our Arizona Regional team. The ideal candidate will work under the direction of the Regional Manager and Nevada corporate office and will be responsible for maintenance training, quality control of apartment upgrades and the make-ready process, vendor relations, site inspections and ensuring the properties are operated in accordance with Olen Living company standards policies and procedures.

Assist with all capital improvements and the purchase of capital items.

Main Job Tasks and Responsibilities:

  • Implement and monitor initial and ongoing training programs for all maintenance staff across multiple disciplines (e.g., HVAC, plumbing, pool care). Coordinate with vendors to provide training and maintain staff knowledge.
  • Supervise the Make-Ready and Upgrade process, ensuring quality control of both vendors and in-house maintenance. Ensure vendor compliance, secure competitive bids, and align work with company standards and procedures.
  • Review and physically verify Property Inspection Reports submitted by managers. Provide guidance and training where needed, while ensuring timely performance and quality control.
  • Monitor completion of work orders through system reports. Verify work descriptions and ensure timely resolution while maintaining accurate service history.
  • Assist in defining scope, sourcing contractors, evaluating bids, and supervising capital improvement projects in alignment with company contracts and guidelines.
  • Develop purchasing procedures and cost-saving initiatives. Support on-site teams with complex repairs (plumbing, electrical, HVAC, structural) to ensure cost-effective solutions.
  • Conduct landscaping inspections with Managers and Contractors. Identify needs for capital improvements or non-budgeted work and report to the Regional Manager for approval.
  • Create and maintain preventative maintenance programs, including staff training and follow-up to ensure implementation.
  • Perform monthly property inspections focusing on common areas and maintenance facilities. Document findings and ensure prompt correction of any deficiencies
Qualifications
  • Minimum of 3-years residential property maintenance experience
  • High school diploma
  • Universal HVAC certification required
  • Previous experience implementing a preventive maintenance program.
  • Excellent organizational, communication, and interpersonal skills
  • Strong customer service orientation
  • Working knowledge of Microsoft Office software (Outlook, etc.) and a willingness to learn new software.
  • Able to work after business hours as necessary for emergency calls and maintenance emergencies.
