Porter, Maintenance​/Cleaning

Avita Property Management is seeking a reliable and detail-oriented Porter to join our team. This role is responsible for maintaining the overall cleanliness, curb appeal, and safety of the property. The Porter plays a critical role in ensuring residents and guests experience a clean, well-maintained community at all times.

• Maintain cleanliness of all common areas including leasing office, breezeways, parking lots, amenities, and trash areas
• Perform daily grounds inspections to ensure property appearance standards are met
• Pick up trash and debris throughout the property
• Assist with trash compactor management and bulk item removal
• Clean and maintain pool areas, fitness centers, laundry rooms, and other shared spaces
• Support maintenance team with basic tasks as needed
• Report any safety hazards, damages, or maintenance concerns to management
• Ensure vacant units and models are clean and presentable
• Assist with property walks and inspections

• Previous porter, janitorial, or groundskeeping experience preferred
• Ability to work outdoors in varying weather conditions
• Strong attention to detail and work ethic
• Ability to lift up to 50 pounds
• Reliable transportation and consistent attendance required
• Ability to follow direction and work independently

This position requires frequent walking, standing, bending, lifting, and working outdoors for extended periods of time.

• Must be available to work a flexible schedule, including weekends and holidays as needed
• Participation in an on-call rotation may be required to assist with urgent property needs (e.g., trash overflow, grounds issues, or emergency support)
• Ability to respond promptly when scheduled for on-call duties
