JOB SUMMARY:
As a Maintenance Technician at AG Living, you play a pivotal role in ensuring the optimal functioning and safety of a multi-family property. Your technical expertise, problem-solving abilities, and commitment to excellent customer service are essential in addressing maintenance requests, performing repairs, and upholding a high standard of living for our residents. Your responsibilities will encompass a diverse range of maintenance tasks, emergency response, preventive maintenance, unit turnover, customer service, safety and compliance, documentation, vendor and partner relationships, and team collaboration.

- Maintenance and Repairs: Execute a variety of maintenance and repair tasks, covering plumbing, electrical, HVAC, carpentry, appliance repairs, and general building systems. Diagnose and troubleshoot issues to implement effective solutions for maintaining property functionality.
- Emergency Response: Respond promptly to maintenance emergencies, ensuring resident safety and property integrity. Address urgent issues such as plumbing leaks and electrical outages with efficiency and professionalism.
- Preventive Maintenance: Conduct routine inspections and preventive maintenance tasks to identify and address potential issues. Uphold proper upkeep of property equipment, systems, and common areas.
- Unit Turnover: Prepare vacant units for new residents by completing repairs, replacements, and cosmetic improvements. Ensure move-in readiness, addressing plumbing, electrical, painting, and other maintenance needs.
- Customer Service: Provide exceptional customer service, addressing maintenance requests, inquiries, and concerns promptly. Foster positive interactions to ensure resident satisfaction.
- Safety and Compliance: Adhere to safety protocols, property policies, building codes, and regulations. Maintain a safe work environment, utilizing appropriate personal protective equipment. Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
- Documentation: Document all maintenance activities, including repairs, inspections, and preventive maintenance tasks. Maintain accurate records of work orders, materials used, and hours worked.
- Vendor and Partner Relationships: Collaborate with external contractors and vendors for specialized repairs, ensuring quality work and timely completion.

Work closely with property management, leasing staff, and other team members to coordinate maintenance efforts and prioritize tasks.
- Competencies: Proven experience in maintenance, repairs, or a related field, showcasing strong technical skills in plumbing, electrical, HVAC, carpentry, and appliance repairs.
