Building Maintenance, Maintenance Technician / Mechanic
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Change air conditioner/heater filters as scheduled or needed.
- Perform routine maintenance of air conditioners and heaters.
- Use a pressure washer as requested.
- Operate electrical tools and equipment when appropriate (e.g., volt meter, drills, saws).
- Check oxygen levels of concentrators as requested or needed.
- Perform routine maintenance of oxygen concentrators as scheduled.
- Conduct water temperature tests as requested or scheduled.
- Maintain laundry equipment on a routine basis.
- Test fire alarm systems on a scheduled basis.
- Inspect fire safety equipment on a scheduled basis.
- Perform generator testing and routine maintenance on schedule.
- Respond to unscheduled maintenance tasks as requested.
- Assist with major cleaning projects as requested or needed.
- Build structures for patient use, such as benches, flower boxes, and other carpentry work using various materials.
- Perform general maintenance tasks, including plumbing repair, unclogging hair traps, unplugging toilets, repairing washers and dryers, and replacing broken pipes or water lines.
- Maintain and replace electrical outlets, light bulbs, and rewire or replace wiring in equipment used by the center.
- Install and check batteries of smoke alarms.
- Assist in fire drills and inspect extinguishers, working with the fire marshal for inspections.
- Remove furniture and clothing from unoccupied rooms or assist in moving patient belongings.
- Paint interior or exterior of the center as requested or needed, which may include wallpapering.
- Assist in construction of additions to the center.
- Maintain the grounds to ensure they remain free of garbage, mowing lawns, trimming hedges, weeding, etc.
- Promote the image and reputation of the system by exhibiting servant leadership and maintaining direct lines of communication.
- Contribute to committees, work groups, project management, and other collaborative efforts within the system.
- Perform other duties as necessary to ensure the success of the system.
Communicates well with associates, patients, family members, and visitors, providing a warm and friendly greeting and approachable attitude. Responds to expressed concerns while displaying a helpful, caring demeanor, answering questions in a professional manner.
MINIMUM QUALIFICATIONSA minimum of a high school diploma or its equivalent is preferred.
LANGUAGE SKILLSAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence; ability to speak effectively before groups of customers or associates of the organization.
MATHEMATICAL SKILLSAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITYAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram format; ability to deal with problems involving several concrete variables in standardized situations.
COMPUTER APPLICATION SKILLSProficiency with Microsoft Outlook, Microsoft Excel, and Microsoft Word.
PHYSICAL DEMANDSRegularly required to sit, talk, or hear; frequently required to walk and use hands and arms; occasionally required to stand. Requires close and distance vision, and the ability to adjust focus.
