The Chief Engineer is responsible for the oversight of the building maintenance of the property. This includes the interior as well as the exterior of the building. This person must be knowledgeable in HVAC, Refrigeration, and Electrical Engineering.

Performs complex analytical work in providing office and building engineering support and field engineering support to ensuring technical competence and compliance with all current codes and criteria.

Essential Duties and Responsibilities
  • Performs the day‑to‑day routine maintenance of the building utilizing their maintenance staff in a leadership role.
  • Develops and adheres to the preventative maintenance program for the community, updating as needed.
  • Supervises all building repairs done by outside vendors, reporting completion status to the Association Manager.
  • Maintains an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys.
  • Monitors all building systems and performs basic repairs as needed.
  • Demonstrates a routine and effective ability to adjust to changing circumstances.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Encourages maintenance staff to behave professionally and comply with company safety standards; motivates staff to work as a team.
  • Creates a maintenance report that updates on the property condition, progress of specific projects, and provides clear recommendations.
  • Observes all safety standards and participates in the company’s efforts to provide a safe work environment.
  • Understands and follows directions and tasks given by direct supervisors, conscientiously completing them.
  • Organizes time effectively and balances competing demands of multiple projects.
  • Keeps equipment maintenance logs, inventory, and the preventative maintenance manual up to date quarterly.

Required Education And Experience
  • High School Degree; preferred education; AA degree in industry
  • Three to Five years of experience as a maintenance employee in a supervisory role in hi‑rise buildings.
  • Must be HVAC Certified and/or have a comparable technical school certification.
  • Must have strong working knowledge of basic trades such as electrical, plumbing, carpentry, HVAC, and painting principles.
  • Ability to analyze and interpret technical aspects of pumps, motors, and mechanical systems of similar complexity.
  • Proficient with Microsoft Word and Excel applications.
  • Valid Florida driver’s license.
  • Ability to react to and address all emergency situations in a timely manner, generally within two hours; must be available for emergencies, nights, and weekends.
Position Type / Expected Hours of Work

The schedule of the position is full time (40 hours a week) and will require availability for emergencies and occasional night and weekend work due to special projects. This is an exempt (salaried) position. The position will require attendance at occasional off‑site meetings during business hours within the local city limits.

Work Environment

While performing the duties of this job, the employee occasionally works in outdoor weather conditions, near moving mechanical parts and in high or precarious places, and may be exposed to wet, humid conditions and fumes. The noise level in the work environment is usually moderate to loud.

Physical Demands

The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job. The employee is occasionally required to stand, walk, use hands to handle objects, reach with hands and arms, sit, climb, balance, stoop, kneel, crouch, or crawl, talk, hear, and smell. The employee must occasionally lift and/or move objects up to 25 pounds.

Specific vision requirements include close and distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Other Duties

Other duties may change at any time with or without notice. The Chief Engineer will also be responsible for interviewing, training, staff development, and scheduling.
