We are looking for a skilled Maintenance worker to perform upkeep tasks such as repairs and cleaning. You will be responsible for applying basic fixes to equipment and building systems and ensure facilities are tidy and functional.
Being reliable with a keen eye for detail is the first step to getting this job. The ideal candidate will have experience and solid technical knowledge. You must also possess manual dexterity and physical stamina.
Job Duties General Maintenance Tasks- Inspect and maintain common areas (hallways, stairwells, elevators, etc.)
- Perform routine repairs and touch-ups (patching holes in walls, replacing damaged tiles) as needed
- Ensure proper lighting in common areas (replacing bulbs, testing emergency lights)
- Maintain and clean HVAC systems (replace air filters, check for leaks) once a month
- Maintain plumbing systems (check for leaks, unclog drains, replace washers and faucet parts) as needed
- Mow lawn and trim trees – Summer twice a month, winter once
- Pick up palm fawns as needed
- Make sure garage exhaust is working properly, change belt as needed
- Sweep, mop, and vacuum common areas (lobbies, hallways, etc.) daily
- Clean windows, both inside and outside, as needed
- Clean and sanitize restrooms in common areas, daily
- Empty trash bins in common areas and replace liners, check daily
- Clean and maintain elevators, daily
- Wash exterior walkways, driveways, and patios (using pressure washers if necessary) as needed
- Maintain landscaping (watering plants, trimming bushes, removing leaves)
- Ensure all outdoor lighting is functional and clean
- Clean common laundry rooms (if applicable) daily
- Vacuum all floors Mondays and Fridays
- Sweep and clean stairwells Wednesdays
- Keep bathrooms stocked with soap and paper
- Check trash room bins daily and move to pick up area by the entrance as needed
- Check every floor trash shoot (daily especially Mondays)
- Clean lobby and entrance daily, should be done in the mornings
- Once a month clean managers office
- Clean garage elevator landing and carpet once as needed
- Wipe down pool tables and chairs and organize them as needed
- Water plants
- Remove lint from dryers while cleaning laundry rooms
- Clean elevator slots monthly
- Clean elevator interior every other day
- Check for leaks in sinks, faucets, and toilets and repair as needed
- Fix running toilets or slow-draining sinks
- Inspect and maintain electrical systems in common areas (replace light bulbs, fuses, etc.)
- Respond to electrical issues, including resetting breakers and replacing outlets as needed
- Test GFCI outlets and make repairs as needed
- Inspect HVAC units and air conditioning systems regularly
- Replace HVAC filters at scheduled intervals
- Adjust thermostats as needed
- Check and clean air ducts, vents, and registers
- Check boiler for proper running temp daily
- Inspect Pool Area:
Regularly check the pool area to ensure it is clean, safe, and free of hazards (e.g., debris, broken tiles, or damaged pool furniture).
- Monitor and maintain parking areas (cleaning, checking for maintenance issues)
- Check and clear gutters and downspouts regularly to prevent water damage
- Must be available to work Saturdays for 4 hours
- Must know Dry Wall
- To work productively and effectively when faced with stressful situations and in a fast-paced environment
- Ability to accept responsibility for work assignments and job duties, and to be held accountable for successful completion
