Onsite Grounds Keeper​/Porter - Part-time; MBFL

Our client base also includes nationally renowned developer and builder clients.

The Onsite Grounds Keeper position entails a variety of responsibilities on different areas of the assigned Association. The Groundskeeper is required to ensure that the community is well‑maintained and clean. The incumbent works as a member of the maintenance department to achieve the high maintenance standards established for the common areas of the Association.

Onsite Ground Keeper / Janitorial will participate in routine trash removal, cleaning, painting, minor repairs, planted areas weed removal, watering, planting, irrigation repairs, walkways and common areas maintenance, as well as all other duties that may be required from time to time by their immediate Supervisor, Manager or BOD.

• Responsible for keeping the common areas around the buildings, walkways, parking lot areas, roadways, pool areas, medians, exterior perimeter and any other common areas impeccable at all times.
• Remove litter, garbage and debris.
• Remove landscaping debris from all common areas.
• Remove graffiti from stop signs and other signs, including electrical and cable boxes; report damaged and missing signs.
• Remove debris from around, in between and under all common area hedges.
• Blow all sidewalks and streets with a blower as needed.
• Pressure wash all entrances and walkways.
• Paint all common area curbing, planters, bulletin boards, fences, walls, monuments, signs, fire hydrants, street signs, posts, light posts, street strips and speed bumps.
• Ensure all inventory items are in good working condition.
• Secure and empty trash dumpsters and keep the area around dumpsters clean.
• Work cooperatively with other staff members.
• Follow the staff attire guidelines described in the manual.
• Complete all work orders assigned by Management or BOD.
• Submit a weekly maintenance report to the Maintenance Supervisor.
• Report any maintenance issues to the Maintenance Supervisor or Property Manager.
• Report any dead trees in common areas to the Maintenance Supervisor or Property Manager.
• Ensure all traffic signs are visible and clear of hanging branches.
• Ensure there are no trip hazards through roadways, walkways, and all common areas, including building stairs.
• Report all maintenance emergencies and accidents immediately to the Maintenance Supervisor or Property Manager.
• Complete all maintenance emergency repairs before leaving for lunch or at the end of the workday; time will be adjusted as necessary.
• Perform other work‑related tasks as needed.
