Overview

The maintenance position, under limited supervision, performs routine maintenance of mechanical systems and equipment throughout the building’s interior and exterior under the supervision of the Chief Engineer/Maintenance Supervisor.

Responsibilities
  • Perform routine maintenance on building interior and exterior.
  • Contact and schedule vendors and contractors for necessary building repairs and emergencies that are outside the scope of routine maintenance.
  • Maintain a schedule of when maintenance has been performed and when next service is due.
  • Work in a safe manner, recognize unsafe situations, and take appropriate action to ensure safety of self and others.
  • Maintain an operating environment to achieve a satisfactory level of resident service.
  • Adhere to the preventative maintenance program for the community.
  • Perform minor maintenance replacements and repairs in carpentry, electrical, AC, plumbing, mechanical, painting, flooring, and other minor building repairs as required by daily work orders, provided no permit is required.
  • Complete all required forms and work orders using the KWPMC work order system.
  • Perform casual labor such as lifting/moving heavy items as directed by the Chief Maintenance Engineer/Property Manager following appropriate safety procedures.
  • Routinely inspect building mechanical systems and equipment to ensure proper performance and maintenance.
  • Monitor and adjust controls regulating building systems such as air conditioning, boilers, etc.
  • Inspect common areas to ensure they are maintained clean and aesthetically appealing.
  • Report all problems, including those not listed, to the Chief Engineer or Maintenance Supervisor.
  • Maintain assigned equipment in good working condition.
  • Observe all State, Federal, and company safety standards and precautions while performing tasks.
  • Properly utilize new equipment and follow safety procedures prior to use.
  • Respond to emergency maintenance requests as required.
  • Assist in maintaining records of scheduled maintenance procedures.
Work Environment

The position requires work indoors and outdoors at a residential property. Noise level may be moderate to loud.

Physical Demands

The employee will walk most of the shift and may sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 30 pounds or less. Manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions are required. The role may involve climbing stairs, ladders, and working at heights, as well as detecting auditory/visual emergency alarms.

Noise levels are typically moderate but can be loud on occasion.

Position Type / Expected Hours of Work

This is a non‑exempt (hourly) position. Days and hours are set by the property and will align with the association’s hours, though schedules may change to accommodate business needs.

Travel

No travel is expected for this position.

Required

Education and Experience
  • Minimum two (2) years general experience in building trades, repair and replacement maintenance, or handy‑work.
  • Ability to react and address all emergency situations in a timely manner (within 30 minutes); may be called after hours for emergencies.
  • Effective written and verbal communication skills.
  • Additional trade experience and certifications may be required at some locations.
Position Supervision

The employee reports directly to the Chief Engineer/Maintenance Supervisor of the community. If no Chief Engineer or Maintenance Supervisor is present, the employee will report to the Property Manager.
