Position: Technician - General Maintenance (mixed shifts of AM & PM) - Mansions

Job Overview

Responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work. Complete maintenance request work orders from all departments on a timely basis. Participate in the preventive maintenance program for all-building equipment and rooms. Complete other special projects assigned periodically by the Chief Engineer.

Proficiency in English (spoken and written) is required for this position, as clear communication with residents, guests, and team members is essential.

Qualifications

Essential:

Working knowledge of all electrical supplies and equipment.

Knowledge of proper chemical handling and disposal.

Demonstrate pro‑active working strategies and knowledge of:

Health codes
Home appliances
Electrical codes
National/local fire codes
Local mechanical codes
Blue prints and wiring schematics
Power and hand tools, meters, etc. as it relates to the technical trades

Fluency in job related English, both verbal and non‑verbal.
Provide legible communication, follow up and take directions.
Compute mathematical calculations (add, subtract, multiply and divide numbers).
Ability to effectively and efficiently:
Interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.
Be well organized and follow instructions.
Focus attention on details.
Operate high reach lifts.
Prioritize tasks, demonstrate daily time management skills, and comply with deadlines for work assignments.
Be a clear thinker and perform well under pressure work assignments.
Work and perform job functions with purpose, pro‑actively organize tasks to work efficiently and with minimal supervision.
Work cohesively with co‑workers as part of a team and must have a team mentality and work ethic.

Desirable:

High school graduate or equivalent vocational training.
Certification or completion of seminars for specialized training.
Ability to perform basic carpentry skills.

Physical Abilities

Essential:

Exert physical effort in a safe manner, always working with safety work practices in mind while regularly transporting 10 lbs, frequently lifting and/or moving up to 50 lbs, and occasionally lift and/or move more than 100 lbs.

Endure various physical movements throughout the work areas.

Reach 12 inches.

Remain constantly active throughout work shift.

Vision abilities: close vision, distance vision, reasonable color vision, peripheral vision, depth perception, and the ability to adjust focus.

Effectively communicate and follow up with residents, guests, management and co‑workers to their understanding.

Work Environment

Engineering work shop, all areas of the property. Working on stepladders.

Job involves working:

In variable temperature conditions (or extreme heat or cold).
At variable noise levels.
Outdoors/indoors.
Around fumes and/or odor hazards.
Around dust and/or mite hazards.
Around chemicals.

Key Relationships

Internal: Engineering and other residence staff.

External: Residents and guest/visitors, vendors/suppliers, outside contractors.

Essential Job Functions

Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
Anticipate residents’ needs, respond promptly and acknowledge all residents, however busy and whatever time of day.
Maintain positive resident and guest relations at all times.
Resolve property maintenance issues and resident complaints, follow up with affected parties to ensure resident satisfaction.
Monitor and maintain cleanliness, sanitation and organization of property areas.
Receive daily work assignments from Chief Engineer and organize priorities and special projects to be effective and efficient in completing all tasks and projects in a timely manner.
