Maintenance Technician - Sanctuary at Centerpointe

Position Overview

This role performs technical and mechanical work to ensure the physical aspects of the property meet standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects and performing repairs in accordance with policies, procedures, safety standards, and code requirements.
• Handle the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supplies procurement, maintenance execution, and final inspection.
• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, track inventory, return unused items, and notify the supervisor of re‑ordering needs.
• Complete documentation and paperwork accurately and timely so service requests are properly recorded and tracked.
• Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools and supplies efficiently.

• Comply with safety and risk‑management policies, attend routine safety meetings, complete OSHA and other required training, and report accidents promptly.
• Periodically inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
• Assist in routine and periodic property inspections to identify safety and risk concerns, maintain the property, and communicate needs to management.

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry objects up to 25lbs independently and 50lbs with assistance. Flexible schedule including call during evenings, weekends, and holidays. Travel may be required.

• EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications as required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property where applicable.

Hourly rate: $19.00 – $21.00. Eligible for quarterly or annual bonus (corporate) or weekly, monthly or quarterly bonus (onsite) based on performance. 401(k) with company match up to 6% after 6months of service.
