Maintenance Supervisor ; Facilities

Job Summary

Manages and assists in the completion of day-to-activities, involving the maintenance of the building/facility and overall facility appearance. Supervises and coordinates the work of employees who repair and maintain building/facility, equipment and machinery.

• Supervises general maintenance operations in occupied residential facilities by ensuring timely completion of service requests and minimizing disruption to residents. Plans, organizes, directs, and evaluates maintenance activities, including the repair, renovation, and alteration of building systems and equipment. Oversees workload to ensure efficiency, productivity, and quality of work. Provides leadership and oversight of skilled trades work across multiple maintenance disciplines.
• Supervises and assigns work orders. Estimates materials and labor for projects and submits purchase requests as needed. Coordinates work assignments, which includes work distribution, recordkeeping, and setting priorities for the team. Provides direction, technical assistance and support to maintenance department. Informs the Housing Coordinator as to the daily operation and activities for compliance.
• Recommends hiring of personnel for assigned trades. Monitors personnel attendance records and time attendance reports, prepares employee performance evaluations; counsels and motivates employees in job-related areas.
• Develops, implements, and monitors preventive and corrective maintenance programs to ensure proper operation of building systems and equipment. Ensures compliance with applicable health, safety, and regulatory requirements, including OSHA standards, fire and life safety codes, and university policies. Conducts routine inspections to maintain facility standards and identify deficiencies.
• Assists in the performance of other assigned general maintenance repair tasks, including but not limited to replacing ceiling tiles, ballasts, basic electrical fixtures; performing minor plumbing, carpentry, and other building components, including masonry work such as concrete floors, blocks, patching of walls, and related work. Ensures employees are equipped with proper tools, safety equipment, and assists in establishing standard of workmanship, performance and materials.
• Supervises and assists in the performance of emergency maintenance activities, including hurricane preparedness and recovery, facility protection, and urgent repairs on a temporary or permanent basis. Performs essential duties during university emergency closings and supports campus emergency operations. Required to report to work during emergency events (e.g., hurricanes, storms, fire) as directed by departmental administration. May work in elevated or hazardous conditions as required.
  
  Troubleshoots critical building systems during emergencies.
• Performs essential duties during any emergencies such as hurricanes, storms and/or any other University emergency closing. Is expected to be available to report to work as needed during University emergency closings with appropriate notifications by department administrator.
• Performs other related duties as assigned or as directed. The omission of specific duties does not preclude the supervisor from assigning duties that are logically related to this position.

• High school diploma or GED and two (2) years of relevant experience; OR an equivalent combination of relevant education, experience, and/or vocational/technical training. Valid Florida Driver's License - Class

• Responsible for meeting the requirements of Section 215.422, Florida Statutes, as amended, regarding the approval and/or processing of vendors' invoices and/or distribution of warrants to vendors.
• Prior experience in construction management and/or supervision of building maintenance operations.
• Completion of an approved apprenticeship program for multiple trades.
• High school diploma and five years of appropriate experience, including at least two years of supervisory experience.
• Ability to develop and manage building maintenance programs. Knowledge of safe work practices and procedures.
