Responsibilities
- Assist in maintaining and repairing ammonia refrigeration systems, including compressors, condensers, and evaporators.
- Perform routine inspections and record temperatures and pressures as required.
- Support the team in troubleshooting mechanical, electrical, and control system failures.
- Engage in preventive maintenance to ensure refrigeration equipment longevity and proper functioning.
- Learn to operate and maintain related systems, such as the ammonia compressor system, which includes water pumps, evaporator, and condenser fan motors with drive belts and direct drives, etc.
- Participate in training sessions to expand knowledge and skills in refrigeration technology.
- Interface with contractors and vendors; hold vendors accountable for the quality of work, billing accuracy, and adherence to property policies and procedures for all projects.
- Assist the Operations Manager and Property Manager with the development of fiscally responsible operational and maintenance policies, procedures, and plans.
- Implement the approved budget daily and be accountable for operating the property within budget guidelines and for managing annual operating and maintenance budgets.
- Follow the guidelines of the IRGRA WORKFLOW Program to include elements of Vacancy Management (Vacancy Review), Tenant Retention (Tenant PM Compliance, Tenant Space Compliance), Fire System (Fire Riser Inspection, Fire Pump Flow Test, Fire Panel Inspection, Fire Pump Run, Backflow Inspection), Environmental (Water Treatment Test, Monitor Well Test), Operations (Site Walkthroughs, Read Meters, Roof inspections, HVAC inspections), Leasing Support (Pre‑Tour Review), and Budget/Capital (Inspection of Elements Under Service Agreements).
- High school diploma or equivalent required
- Technical degree or relevant certification preferred
- Bilingual in English and Spanish preferred
- Basic understanding of mechanical systems, with a willingness to learn specialized skills
- Familiarity with ammonia refrigeration systems is preferred but not required
- Ability to follow detailed instructions and work effectively in a team environment
- Strong problem‑solving skills and attention to detail
