Job Title: Maintenance Supervisor

Overview:We are looking for a talented and experienced Maintenance Supervisor to manage the daily operations and upkeep one of our condominiums. This role is responsible for maintaining the property to the highest standards, ensuring a safe, efficient, and visually appealing environment for residents and guests.

Maintenance Operations
  • Plan, schedule, and oversee all maintenance tasks, including routine inspections, repairs, and preventative maintenance for building systems (HVAC, plumbing, electrical, elevators, and fire/life safety systems).
  • Respond promptly to maintenance requests and emergencies to minimize disruptions to residents.
  • Knowledge of building equipment.
  • Manage and monitor all aspects of property upkeep, including landscaping, pool/spa maintenance, parking areas, and common areas.
  • Ensure compliance with all local, state, and federal building codes and safety regulations.
Team Leadership
  • Supervise, train, and schedule a team of maintenance staff, ensuring tasks are completed efficiently and professionally.
  • Conduct performance evaluations, provide feedback, and encourage professional growth within the team.
  • Coordinate with external vendors and contractors for specialized repairs and services.
Budget and Inventory Management
  • Manage the maintenance department's budget, ensuring cost-effective use of resources.
  • Maintain accurate records of maintenance activities, equipment warranties, and service agreements.
  • Order, track, and maintain an inventory of necessary tools, equipment, and supplies.
Resident Relations
  • Communicate with residents regarding maintenance issues and provide timely updates on repairs.
  • Maintain a high level of professionalism and customer service in all interactions with residents, staff, and vendors.
Reporting and Compliance
  • Conduct regular inspections of the property to identify potential issues and address them proactively.
  • Prepare reports on maintenance activities, expenses, and project statuses for management and board meetings.
  • Ensure all work complies with condominium association rules, policies, and regulations.

Qualifications:

  • Minimum of 3-5 years of experience in a maintenance supervisory role, preferably in residential or multifamily properties.
  • Strong knowledge of building systems (HVAC, Cooling Towers, Generators, plumbing, electrical, elevators, etc.) and general maintenance.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Knowledge of domestic water, exhaust fans.
  • Knowledge of gates and cameras.
  • Excellent problem-solving, organizational, and time-management skills.
  • Strong communication and interpersonal skills to effectively interact with residents, staff, and vendors.
  • Familiarity with safety and compliance standards, including OSHA regulations.

Preferred:

  • Certifications in HVAC, electrical, or plumbing (e.g., EPA certification).
  • CPO (required), Knowledge of pool, pool feeders, heaters, and check chemical balances.
  • Experience with computerized maintenance management systems (CMMS) or work order software.
  • Bilingual skills (English and Spanish) are a plus.
