Job Description:

Position Summary The Maintenance Supervisor is responsible for overseeing all maintenance operations at the community, ensuring that the property is maintained in a safe, clean, and attractive condition. This position supervises maintenance staff, coordinates repairs and preventive maintenance programs, manages vendors, and ensures compliance with company policies and safety standards.

Essential Duties and Responsibilities
* Supervise and lead the maintenance team, including scheduling, training, and performance management.
* Ensure all service requests and work orders are completed accurately and in a timely manner.
* Oversee preventive maintenance programs for building systems, equipment, and amenities.
* Inspect property grounds, common areas, vacant units, and building systems regularly.
* Coordinate and oversee apartment turns to ensure units are ready for occupancy.
* Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other building-related issues.
* Manage inventory of maintenance supplies, equipment, and parts.
* Obtain bids, coordinate services, and supervise outside contractors and vendors.
* Ensure compliance with OSHA standards, local building codes, and company safety policies.
* Respond to emergency maintenance situations, including after-hours calls when necessary.
* Maintain accurate maintenance records, inspections, and reports.
* Assist with budget preparation and monitor maintenance expenses.
* Ensure all tools and equipment are properly maintained and operated safely.
* Support resident satisfaction by providing excellent customer service and professional interactions.

Qualifications
* High school diploma or equivalent required.
* Minimum 3-5 years of apartment maintenance experience, including supervisory experience.
* Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
* EPA Certification preferred (or required, depending on property requirements).
* Ability to read and interpret technical manuals, blueprints, and work orders.
* Strong leadership, communication, and organizational skills.
* Proficiency with property management and work order systems.
* Valid driver's license and reliable transportation.

Physical Requirements
* Ability to lift up to 50 pounds regularly.
* Ability to stand, walk, bend, climb ladders, and perform physical tasks throughout the workday.
* Ability to work indoors and outdoors in various weather conditions.
* Availability for on-call and emergency response duties.
