Position: Maintenance Technician I/Custodian_NE-Corps Programs-301-TX

Job Summary

Performs a variety of routine repairs and maintenance work for buildings and grounds including minor heating, ventilation and air conditioning, plumbing, electrical, and carpentry work as well as routine maintenance and repairs.

Essential Functions
  • Perform routine building maintenance activities; perform minor plumbing repairs including leaking faucets, clogged toilets, and water sprinkler malfunctions.
  • Perform carpentry work required to repair dents, holes in walls, and paint walls.
  • Perform minor electrical repairs and monitor and repair/rereplace light bulbs, fluorescent tubes, spot lights, exit lights and other lighting malfunctions.
  • Inspect, test, adjust, and repair all physical machinery, heating, cooling, piping, and electrical systems, and record maintenance in accordance with schedules.
  • Troubleshoot and repair minor mechanical malfunctions and perform preventive maintenance on vehicles, dishwashers, laundry machines, vent fans, etc.
  • Repair walls, floors, ceilings, cabinets, and furniture.
  • Maintain all supplies, parts, and equipment belonging to the Facilities Department.
  • Perform maintenance activities including construction, welding, brazing, soldering and plumbing under the supervision of the Property Manager and/or Maintenance Supervisor.
  • Check and repair pumps, fans, valves and motors.
  • Prepare accurate records for preventive maintenance.
  • Assemble and move office furniture.
  • Clean and sanitize bathrooms; clean sinks and toilets, polish mirrors, and replenish supplies.
  • Sweep, vacuum, mop floors; sweep sidewalks.
  • Clean windows; dust and polish furniture and fixtures.
  • Empty trash cans regularly; collect trash from grounds.
  • Oversee and direct work of community service workers.
  • Supervise and monitor all regularly scheduled contract services such as pest control, copy machines, telephone, street lighting, and utilities services, as needed.
  • Monitor activities and visitors of building and grounds to ensure security.
  • Assist with custodial duties as needed; drive a Salvation Army vehicle as required.
  • Be available for after‑hours maintenance emergency calls.
Materials and Equipment
  • General maintenance supplies and handheld and power tools.
Knowledge,

Skills and Abilities
  • Knowledge of general building and grounds maintenance practices and procedures.
  • Knowledge of occupational hazards and safety precautions of trades involved.
  • Ability to learn by on‑job training and follow instructions.
  • Ability to perform routine and minor repair and maintenance activities.
  • Ability to use and maintain maintenance equipment and tools safely and effectively.
  • Ability to detect defects in equipment and make proper repairs or adjustments.
  • Ability to follow instructions and work with little or no supervision.
Minimum Qualifications
  • High school diploma or G.E.D.
  • Two to three years experience performing maintenance and repair work for commercial buildings and grounds, or equivalent combination of training and experience.
Certifications
  • Valid State Driver License.
Physical Requirements
  • Ability to meet attendance requirements.
  • Ability to read, write, and communicate in English.
  • Ability to exert the physical energy required for housekeeping and minor maintenance work; lift, move, and carry heavy objects (more than 50 lbs.) frequently.
  • Physical mobility including standing, walking, climbing, stooping, squatting, lifting; occasional sitting.
  • Ability to drive a vehicle safely to perform assigned tasks.
Working Conditions
  • Work requires driving a vehicle and/or working outdoors daily with exposure to weather changes such as rain, cold, snow, heat, and noise, dust, dirt.
