Maintenance Technician

The Maintenance Technician is responsible for maintaining the physical integrity, safety, and overall appearance of the apartment community. This role ensures that all service requests, preventative maintenance, and repairs are completed efficiently and to a high standard, contributing to resident satisfaction and asset preservation.

Key Responsibilities:

  • Maintenance & Repairs:
    • Complete service requests in a timely and professional manner (plumbing, electrical, HVAC, appliances, carpentry, etc.)
    • Diagnose and troubleshoot maintenance issues with minimal supervision
    • Perform unit turns, including inspections, repairs, painting, and cleaning coordination
    • Maintain common areas, amenities, and exterior grounds
  • Preventative Maintenance:
    • Execute scheduled preventative maintenance programs (HVAC, water heaters, fire systems, etc.)
    • Conduct routine inspections of building systems and report deficiencies
    • Assist in maintaining maintenance logs, work orders, and compliance records
  • Emergency Response:
    • Participate in on-call for after-hours emergencies
    • Respond promptly to urgent maintenance issues, including water leaks, power outages, and safety concerns
  • Safety & Compliance:
    • Ensure all work is performed in accordance with OSHA standards and company policies
    • Maintain awareness of Fair Housing requirements when interacting with residents
    • Identify and report safety hazards or code violations
  • Resident Interaction:
    • Provide excellent customer service when interacting with residents
    • Communicate clearly regarding maintenance timelines and expectations
    • Maintain a professional and respectful demeanor at all times
