Maintenance Associate; Multi-Family

Job Description

Ryan Companies is hiring for a Maintenance Associate. This position performs routine and preventive maintenance tasks within a single property or across various properties. Responsibilities may include light maintenance, housekeeping duties, responding to tenant requests, and supporting the onsite maintenance and management teams. The position is responsible for providing a safe, productive, comfortable, and clean working environment for building occupants and guests.

This position will support a minimum of 16 - 20 hours per week with potential to work more hours in a 40 story luxury high rise condominium tower located in the Minneapolis area. A fixed or flexible schedule may be necessary to cover various periods including evenings and weekends.

• Police property/building grounds, public areas, parking lots, roof; remove debris on a daily basis; perform seasonal outside duties as required.
• Maintain the pool, pool area, and equipment.
• Maintain mechanical rooms, and utility rooms and keep them organized and clean.
• Support maintenance schedules and complete assigned work orders.
• Respond to tenant requests.
• Assist and coordinate vendors with various services.
• Monitor and report slip and trip hazards.
• Perform security checks of locked doors and restricted access points.
• Pressure wash trash rooms and sidewalks.
• Replace lamps as required in a timely manner.
• Perform general repairs within reasonable expectation.

• Excellent verbal communication skills and provide concierge level of service when interacting with building occupants.
• High School Diploma or GED with an ability to perform general handyman repairs.
• Clear driving record, basic knowledge of computer applications, and ability to lift 100 lbs.
• Ability to work from a ladder, work overhead, smell smoke and other chemicals, and work outside in a variety of weather conditions.

• Vocational or technical degree.
• Electrical, plumbing and HVAC experience.
• Hospitality and customer service experience.

The base pay is $19.00 - $25.00 per hour. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. The position may be eligible for additional compensation that may include commission and/or an incentive program.
