Position: Full Time Maintenance Technician

Property Maintenance Technician

Primary responsibility is to ensure timely completion of all assigned maintenance duties and other tasks, including communicating with and supervising subcontractors. Duties include performing repairs, preparing units, and completing preventative maintenance.

Schedule

Monday‑Friday 8:00 am – 4:30 pm (40 hours per week, full time)

Essential Job Functions & Associate Tasks
  • Schedules, prioritizes, and ensures timely completion (48 hours) of all assigned work orders.
  • Completes basic repairs related to air conditioner units, air exchange systems, electrical work, carpentry, fixtures, plumbing, appliances, and windows.
  • Develops, tracks, and completes a preventative maintenance program for assigned properties.
  • Escalates work orders to qualified subcontractors and supervises them to ensure timely completion.
  • Assists in prioritizing work orders and monitoring maintenance of buildings and equipment.
  • Prepares vacant units as assigned.
  • Responsible for on‑call emergency maintenance services as scheduled.
Communication
  • Interacts with residents, vendors, and employees respectfully and professionally.
  • Clear, concise communication with property manager and regional maintenance supervisor regarding work schedule, purchases, work orders, unit turnover status, on‑call work, and preventative maintenance.
  • Relays all delays to involved parties, including communicating directly with residents and property managers when delays are due to parts being ordered.
  • Works with management to ensure all activities comply with local, state, and federal laws.
Safety
  • Follows all company safety policies and applicable regulations.
  • Inspects equipment before use and uses PPE when necessary.
Minimum Preferred Requirements
  • High school graduate or equivalent.
  • 2‑year technical degree or equivalent work experience.
  • Four years apartment/building maintenance experience.
  • Intermediate computer skills, including email, time‑entry on internet‑based systems, and data entry in Microsoft Office (Excel).
  • Special Boilers license preferred.
  • Class A boilers license preferred.
  • CRMT accreditation preferred.
  • Must provide own hand tools.
  • Ability to communicate effectively written and orally.
  • Good interpersonal skills.
  • Valid driver’s license and reliable transportation.
  • Must be able to work on‑call, weekends as scheduled, and be available for overtime as needed.
Knowledge, Skills & Abilities
  • Experience in building maintenance (appliance repair, plumbing, electrical, HVAC, carpentry, preventative maintenance).
  • Willingness to learn and assist above and beyond as part of the team.
  • Ability to self‑direct.
  • Good interpersonal skills.
Physical Requirements
  • Ability to stand, walk, reach, climb, bend, and kneel.
  • Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
  • Ability to reach above and below shoulders, and use hands/fingers to grasp, twist, and pull.
  • Withstand external weather conditions (rain, cold, heat, other adverse weather).
