ESSENTIAL JOB DUTIES
- Prepares all market‑ready apartments: painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product to residents.
- Completes resident service requests in a timely manner.
- Has knowledge of maintenance functions including plumbing, pool maintenance, air conditioning, heating, carpentry, appliances, electrical, painting, caulking, snow removal, scheduling, and life safety issues.
- Maintains grounds, pools/hot tubs, common areas, and dog parks, keeping them clean and free of trash, debris, and safety hazards.
- Performs on‑call emergency procedures as required.
- Reports maintenance issues affecting the budget such as life safety, vacant repairs, property damages, and common‑area needs to the manager.
- Schedules and performs preventative maintenance and records such activities.
- Is knowledgeable of state, local, and federal housing laws, codes, policies, and maintenance systems.
- Attends and participates in training programs as required by Cushman & Wakefield and local jurisdictions.
- Provides superior customer service and represents the company professionally at all times.
- Must be able to work any shift Sunday‑Saturday to support the company's business needs.
- Knowledge of safe use of cleaning agents and equipment.
- Basic math skills: addition, subtraction, multiplication, division, rates, ratios, percentages, and interpretation of bar graphs.
- Valid driver’s license.
- CPO if required by city or state.
- EPA 608 – Minimum of Type II.
- Follow all Cushman & Wakefield safety policies and procedures.
- High School Diploma, GED, Trade, Technical, or Vocational school.
- 3+ years of on‑site multifamily maintenance experience required.
- EPA 608 – Minimum Type II, or CPO, or local city required certificate.
This job operates in a professional office environment. It routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The role requires regular travel between properties in varying weather conditions.
PHYSICAL DEMANDSThe employee must stand and walk for extended periods, ascend and descend staircases, ladders, and step stools, and may travel outside between buildings in varying weather. Approximately 85% of the time will be spent seated or standing, with 10% travel. The employee must be able to exert force up to 100 pounds occasionally and/or frequently or constantly to lift, carry, push, pull, or move objects.

BENEFITS & COMPENSATION- Competitive pay ranging from $27.20 to $32.00 per hour, based on location, experience, and eligibility.
